Demand for large apartments over 85㎡ exclusive area remains steady, but supply is limited, increasing their rarity.
In fact, last year, only 13.66% of the supply in the pre-sale market consisted of units over 85㎡ exclusive area. According to Real Estate R114, out of a total of 169,301 units pre-sold nationwide in 2023, 23,132 units (based on general sales) were over 85㎡ exclusive area.
As COVID-19 continued for three years, the time spent at home increased compared to before the pandemic, leading buyers to prefer larger homes. With homes expanding beyond simple resting spaces to areas where various activities such as work and hobbies are possible, mid-to-large sized apartments with larger usable areas are gaining attention.
This preference for mid-to-large sized units is also evident in subscription competition rates. Looking at the first-priority subscription competition rates by exclusive area nationwide last year, the average competition rate for mid-to-large types over 85㎡ was 15.85 to 1, about 1.6 times higher than the 9.72 to 1 average for small-to-mid types under 85㎡ during the same period. An industry insider said, “Interest in larger homes has increased since COVID-19, but supply in the pre-sale market is limited, highlighting their rarity. Moreover, prices of basic construction materials such as cement and rebar are steadily rising, and labor costs are also on the rise, so pre-sale prices are bound to increase, making it difficult to increase the supply of mid-to-large units over 85㎡ in the future.”
