Single-digit subscription applications in regions like Ulsan and Godeok
As the Cheongyak Home platform is set to be revamped, a surge in pre-sale supply led to simultaneous subscription applications across 14 complexes. While some areas in Seoul and Gyeonggi-do achieved favorable results, most regions in the provinces recorded single-digit subscription competition rates, highlighting a stark regional disparity. The only pre-sale supply in Seoul, The Sharp Dunchon Foret, closed its first-priority subscription with an average competition rate of 93 to 1.
According to Cheongyak Home on the 13th, among the 14 sites where subscription applications were accepted on the 12th, only The Sharp Dunchon Foret closed its first-priority subscription. The Sharp Dunchon Foret offered 47 units for general sale, attracting a total of 4,374 applicants, closing with an average competition rate of 93.06 to 1. The highest competition rate was for the 84㎡B type, at 155.33 to 1.
The Sharp Dunchon Foret is a remodeled complex of Dunchon Hyundai 1st Phase, located near Jungang Veterans Hospital Station on Line 9, with move-in scheduled for November this year. The pre-sale price for the 84㎡ units is in the high 1.3 billion KRW range, and for the 112㎡ units, in the high 1.6 billion KRW range. The Olympic Park Foret On 84㎡ move-in rights were traded in January at the high 1.8 billion to 1.9 billion KRW range, making the pre-sale price relatively affordable, which attracted a large number of buyers.
In Ansan, 'Hanwha Forena Ansan Gojan 2nd Phase,' a reconstruction of Gojan Yeonrip 9 District, recorded a favorable result with 980 applicants for 92 units in the first-priority subscription. The average competition rate was 10.65 to 1. This new complex is supplied in Gojan-dong, Danwon-gu, a highly preferred residential area in Ansan, and all units except the 53㎡ type closed in the first priority.
The public pre-sale 'Bundang Kumho Eoullim Green Park' received 2,898 applications for 74 units in the first-priority subscription. The average competition rate was 39.16 to 1. Built on a public parking lot site, the 74㎡ pre-sale price is in the 600 million KRW range, and the 84㎡ units are priced in the 700 million KRW range, set lower than nearby market prices. As a public pre-sale apartment, 80% of the first priority is selected from local residents with the highest recognized subscription deposit amounts, and 20% of the second priority is selected by lottery.
Songdo Xi Punggyeongchae Granoble, the first pre-sale complex in Songdo 11 District, did not close any first-priority subscriptions among complexes 1 to 5. Among the apartments, Complex 1 was the most preferred. In the first-priority subscription for Complex 1, 1,661 applicants applied for 370 units. Some unit types closed in the first priority. The terrace 84㎡T recorded a competition rate of 32.8 to 1, 101㎡A had 8.59 to 1, and 84㎡A had 6.22 to 1.
Some complexes in Gyeonggi-do, including Pyeongtaek, Yongin, and Icheon, showed poor first-priority subscription results. Jije Station Semiconductor Valley Harrington Place received 296 applications for 1,158 units and will proceed to second-priority subscriptions. Icheon Seohee Starhills SKY had 15 applicants for 343 units, and Icheon Lotte Castle Central Peraz Sky received 111 applications for 792 units. Yeokbuk Seohee Styles Prime City had 59 applicants for 92 units.
Compared to the metropolitan area, the provinces, which have more unsold units and a steep decline, are experiencing a chill in the subscription market. Some provincial subscriptions recorded single-digit first-priority applicants. The Pole Ulsan Sinjeong had only 1 applicant for 167 units in the first priority. Goseong Seokmi Morning Park in Goseong-gun, Gangwon-do, had 7 applicants for 82 units.
Seoul, with relatively fewer supply units, continues to see sold-out cases in the subscription market, but in Gyeonggi-do and Incheon, success or failure appears to vary depending on location, a trend expected to continue for the time being.
Kwon Il, head of the Real Estate Info Research Team, explained, "In Seoul, double-digit competition rates sometimes appear, and even if contracts move to backup winners, most units are sold. In Gyeonggi-do, there are differences within regions, and with steady pre-sale supply, absorption is slow. Recently, if the pre-sale price lacks a price advantage compared to nearby complexes, there is a tendency to hesitate to use subscription accounts, and future pre-sale complexes in Gyeonggi and Incheon may see buyers respond more sensitively to price."
