Not a Resort but an Apartment: 'Cheonan Station Gyeongnam Honorsville Urban Heights' Draws Attention

- Curtain wall look, glass railing application, private welcome gate evoke luxury resort
- Enhance quality of life with resident-tailored concierge service

As the sales market is being reshaped by actual demand, competition among construction companies over product quality is intensifying. Reflecting the residential trend of 'Convenipremium,' where excellent floor plans, landscaping, community facilities, and convenience that satisfy increasingly discerning consumers become a premium, subscription accounts are flocking to complexes with superior product quality, such as those offering concierge services.

With the Gross National Income (GNI) per capita surpassing $30,000, apartments are no longer just living spaces but have become a means to represent social and economic status. Accordingly, communities that can differentiate themselves from other apartment complexes are becoming increasingly important, and apartments equipped with various convenience facilities and diverse residential services are showing relatively high preference.

For example, in March last year, when the real estate market downturn began in earnest, GS Construction’s 'Yeongdeungpo Xi Dignity' in Yeongdeungpo-gu, Seoul, succeeded in attracting attention with a subscription competition rate of 198.8 to 1 by offering residents a two-year book curation service through a partnership with Kyobo Bookstore. In September last year, the Royal Park City near Geomam Station became a hot topic as over 80,000 subscription accounts poured in during its sale, thanks to hotel-style swimming pools, specialized communities with three meals provided, resident shuttle buses, and concierge services.

As a result, more apartments are offering breakfast services similar to hotels, and some complexes have introduced specialized community facilities such as fitness centers, golf practice ranges, cinemas, and camping sites. Additionally, luxury apartments are attempting differentiation by introducing concierge services available at hotels, such as cleaning and laundry, as well as high-end residential services like life care and pet care.

A real estate expert said, “Recently, community facilities and residential services are recognized not only as conveniences but also as factors that enhance the value of the complex itself. Complexes that provide specialized services unavailable in surrounding areas or have unprecedented community facilities are called ‘flagship apartments’ and often become landmarks in the area, leading the market price.”

Amid this, 'Cheonan Station Gyeongnam Honorsville Urban Heights,' attracting attention due to the development around Cheonan Station and the planned GTX extension, is drawing eyes by introducing high-end specialized designs and services rarely seen in the region.

'Cheonan Station Gyeongnam Honorsville Urban Heights' is located in the Seongjeong-dong area and consists of a total of 293 units: △ 250 units of 84㎡ exclusive area △ 43 units of 128㎡ exclusive area.

First, it applies a luxurious exterior with curtain wall look, which is only introduced in high-end specialized complexes, and glass railing windows, a recent high-end housing market trend, are installed in all units to enjoy excellent views. It plans to showcase specialized designs for medium to large apartments that maximize views and space utilization, resulting in a larger effective living area. A private welcome gate reminiscent of a luxury resort rather than an apartment is also a distinctive feature.

Additionally, it will provide high-quality community facilities and services such as breakfast delivery, car wash in the parking lot, laundry, baby care, and pet-friendly care, offering various concierge services tailored to residents’ preferences (for a fee). These services, previously offered at luxury hotels, resorts, and high-end apartments, aim to provide convenience and pride to residents.

Nearby neighborhood facilities include Cheonan Soccer Center and Seongjeong 6 and 7 Parks, and residents can also enjoy the waterfront space along the Cheonancheon stream near the complex, enhancing residential comfort.

Moreover, Cheonan Station Gyeongnam Honorsville Urban Heights is within walking distance of the currently planned GTX-C Cheonan Station, making it a prime beneficiary of the GTX extension. Furthermore, the Dongnam-gu Office complex development has been completed as part of the urban regeneration leading project, and future value is promising with planned projects such as the Cheonan Station renovation project, the station front district urban development project, and redevelopment projects around Cheonan Station as part of the Cheonan Station urban regeneration New Deal project.
