Chimchakman Becomes a Building Owner... Purchased a 5.3 Billion Won Office Building in Bangidong

Change and Expansion from Residential to Neighborhood Living Facility

Creator and webtoon artist Chimchakman (Lee Mal-nyeon) was recently confirmed to have purchased a building in Bangi-dong, Seoul, for 5.35 billion KRW. He also operates a YouTube channel with 2.36 million subscribers.

According to major media outlets, a review of the registration certificate on the 3rd revealed that Chimchakman purchased a building in Bangi-dong last April under the name of Geum Byeong-yeong, a corporation he represents. This area is known to be near Songpa Naru Station on Seoul Subway Line 9, adjacent to Bangi Traditional Market, Seokchon Lake, and Songridan-gil.

Chimchakman signed the contract for this building in March 2022 and completed the ownership transfer registration after about a year. The building is a multi-family house with one basement floor and three above-ground floors, with a land area of 281.4㎡ (85 pyeong) and a total floor area of 642.84㎡ (194 pyeong). This means it was purchased at 62.85 million KRW per pyeong (3.3㎡).

The registration certificate shows a mortgage of 3.36 billion KRW. Considering that the maximum claim amount is usually set at 120% of the loan, it is estimated that about 2.8 billion KRW was borrowed.

Recently, the building’s use has been changed from residential to neighborhood living facilities, and an extension is underway. An elevator is being installed, and one additional floor has been added, increasing the total floor area to 708.22㎡. Chimchakman is reportedly planning to use the building as the Geum Byeong-yeong company headquarters.

Geum Byeong-yeong is the company that operates and manages Chimchakman’s YouTube channel. As of 2022, it recorded total sales of 4.96 billion KRW. Operating profit, excluding labor costs and other expenses, was 3.56 billion KRW, and net profit after tax was 2.91 billion KRW.
