Seoul City Passes Integrated Review for 4 Moa Town Projects

In four locations including Sinwol-dong in Yangcheon-gu and Mangu-dong in Jungnang-gu, Seoul, the Moa Housing Project is being promoted, with about 5,600 households expected to be supplied.
Seoul City announced on the 25th that it held the "2nd Small-scale Housing Maintenance Integrated Deliberation Committee" on the 23rd and passed a total of four Moa Town integrated deliberations.
The locations that passed this deliberation are: Moa Town in the area of 173 Sinwol-dong, Yangcheon-gu; Moa Town in the area of 427-5 Mangu 3-dong, Jungnang-gu; Moa Town in the area of 4-30 Junghwa 1-dong, Jungnang-gu; and Moa Town in the area of 535-2 Daehyeong-dong, Mapo-gu. A total of 18 Moa housing sites are being promoted in these areas, with a total of 5,649 households expected to be supplied.
In 173 Sinwol-dong, Yangcheon-gu, four Moa housing sites are being promoted, supplying 1,494 households. The target area has many old low-rise residential buildings, narrow roads, illegal parking, and poor residential environments due to nearby airport noise, with a lack of available living service facilities. The city plans to improve the residential environment through ?zoning upgrades (from Type 1 and Type 2 (up to 7 floors) to Type 2 General Residential Area) ?expansion of maintenance infrastructure ?Moa Housing Project promotion plans and design guidelines. A pedestrian green path is planned along Nambusunhwan-ro 46 and 42-gil, connected to Central Park, to create green spaces and walking trails within the residential area.
In the area of 427-5 Mangu 3-dong, Jungnang-gu, seven Moa housing sites are being promoted, with a total of 2,273 households to be supplied. The residential environment of the old low-rise residential area will be improved through ?zoning upgrades (from Type 1 and Type 2 (up to 7 floors) to Type 2 General Residential Area) ?maintenance infrastructure improvement plans (road widening, new park creation) ?Moa Housing Project promotion plans and design guidelines.
In particular, the locational advantage adjacent to the foothills of Mangu Mountain will be actively utilized to create an integrated pedestrian green path connected to the park, providing pedestrian rest spaces harmonized with greenery. Additionally, the internal roads such as Yongmasan-ro 96-gil and Yongmasan-ro 100-gil will be widened (from 6m to 8-10m) to improve traffic conditions and pedestrian environments. Furthermore, two small parks (1,337㎡, 366㎡) and a library will be created to secure rest and leisure spaces.
In the area of 4-30 Junghwa 1-dong, Jungnang-gu, six Moa housing sites are being promoted, supplying a total of 1,612 households, and in the area of 535-2 Daehyeong-dong, Mapo-gu, one site is being promoted, supplying 270 households. These target areas will also apply zoning upgrades (from Type 2 General Residential Area (up to 7 floors) to Type 2 General Residential Area), maintenance infrastructure (roads, parks) improvements, and Moa Housing Project promotion plans and design guidelines.
In the area of 4-30 Junghwa 1-dong, road widening and the creation of public pedestrian paths will improve traffic and pedestrian environments, and the establishment of small parks will secure rest and leisure spaces. In the area of 535-2 Daehyeong-dong, parks and public pedestrian paths will be connected to enhance the use of walking trails and communication spaces.
