Three units of 'The H Firstier I-Park' in Gaepo-dong will accept non-priority subscription applications at the price from four years ago.

According to the subscription homepage on the 24th, subscription applications for The H Firstier I-Park in Gaepo-dong will be accepted on the 26th.


Applications will be accepted for one unit each of exclusive areas 34㎡A, 59㎡A, and 132㎡A, and the winners will be announced on the 29th. Document submission for winners will be on March 4th, and contracts will be signed on March 8th.


The H Firstier I-Park is a complex rebuilt from Gaepo Jugong 1-danji, constructed by Hyundai Engineering & Construction and HDC Hyundai Development Company, consisting of 74 buildings with 6,702 units, ranging from 4 basement floors to 35 floors above ground.


The sale price is the same as at the initial subscription point in July 2020. The prices by area are 656.81 million KRW for 34㎡A, 1.29078 billion KRW for 59㎡A, and 2.19238 billion KRW for 132㎡A.


The apartment has been occupied since November last year, and balcony non-expansion is not possible. The balcony expansion fees are 15.4 million KRW, 31.5 million KRW, and 72.2 million KRW respectively.


For non-priority subscriptions, it is essential to keep in mind that the period until the final payment is short. A 10% deposit must be paid on the contract day, and the remaining 90% balance must be paid by June 7th.


Since the units are offered at the price from four years ago, it is expected that the subscription competition rate will be record-breaking, securing a minimum capital gain of over 100 million KRW.


Looking at the actual transaction prices of The H Firstier I-Park, the 34㎡ unit was traded for 748.81 million KRW on the 29th of last month. The 59㎡ unit was sold for 2.20198 billion KRW on December 18th last year, and in October of the same year, it set a new record high at 2.35569 billion KRW. The 132㎡ unit was traded for 4.9 billion KRW on January 9th.


Non-priority subscriptions do not require a subscription savings account and can be applied for regardless of home ownership. There is no obligation for actual residence, and no resale restrictions apply. However, since it is supplied in a speculative overheated district, winners are restricted from winning other sale housing for 10 years.


Attention is focused on whether The H Firstier I-Park's non-priority subscription will surpass the record-high competition rate of 'Heukseok Xi.'


In June last year, the non-priority subscription for Heukseok Xi, which included one unit for non-priority and one unit for contract cancellation, attracted a total of 934,728 applicants. Of these, 829,804 applied for the non-priority subscription, and 104,924 applied for the contract cancellation units.
