Notification on February 22 after Designation of Special Construction Zone... Conditional on Resolving Complaints and Changing Maintenance Plans
Dongjak-gu (Mayor Park Il-ha) announced on the 22nd that it has processed and officially notified the project implementation plan approval for the last reconstruction project in Sadang-dong, the Sadang 5 Housing Reconstruction Maintenance Project (hereinafter Sadang 5 District), on the 14th.
Sadang 5 District (around 117, Sadang-ro 16-gil) was designated as a maintenance district in 2017 and was the first reconstruction project in the area in 2022 to be designated as a 'Special Architectural District' to harmonize with the surrounding landscape and create distinctive spaces.
In particular, the district approved the plan on the condition of resolving complaints from nearby complexes and changing the maintenance plan through continuous consultations with the association until the construction company is selected.
There have been complaints as privacy invasion of nearby complexes and inconvenience due to changes in the location of roads used by existing residents were expected upon completion of the Sadang 5 District reconstruction.
At the time of designating the maintenance plan, the site was limited to low floors due to the hilly terrain, increasing the burden on the reconstruction owners, the association members, and changing resident demand for infrastructure such as parking lots, necessitating changes to the architectural plan.
Therefore, to protect the privacy of nearby residents, the apartment directions will be rearranged so that they do not face each other, and measures will be prepared to resolve inconveniences caused by road changes.
Also, by utilizing the exception conditions under the 'Urban and Residential Environment Maintenance Act,' the project will be changed to high-rise apartments, increasing the floor area ratio and the number of households. This considers harmony with nearby apartments and the surrounding landscape, aiming to create a pleasant residential environment and expand profitability for association members.
Furthermore, the plan is to build facilities that residents currently need in practice and that will be competitive in the future, beyond the infrastructure set at the time of the past maintenance plan designation.
This year, as the 22,650㎡ Sadang 5 District, densely populated with old low-rise residential areas, surpasses the 70% completion mark of the reconstruction project, the district will actively proceed with the main project procedures such as selecting a constructor and conducting appraisals to establish the management disposition plan.
Park Il-ha, Mayor of Dongjak-gu, said, “With the approval of this project implementation plan, the puzzle of Sadang reconstruction districts is now complete. Dongjak’s reconstruction projects are progressing faster than any other region, and we will actively support the swift advancement of the Sadang reconstruction project.”
