Self-sufficient cities, where abundant jobs coexist with residential, commercial, and convenience facilities, attract high interest from demanders because the housing demand within the region is rich and external demand also flows in, significantly increasing real estate value.
For example, Dongtan New Town in Gyeonggi Province, which hosts large-scale industrial complexes related to automobiles, IT, and pharmaceuticals such as Hanmi Pharmaceutical Research Center, Hyundai Transys, and Asin Pharmaceutical, is a representative self-sufficient city in the metropolitan area. High-income workers employed in these industrial complexes steadily move in, increasing housing demand and activating the real estate market.
In last year's sales market, the ‘Dongtan Lake Park Nature & e-Pyeonhansesang’ supplied in October in Dongtan New Town attracted 15,609 applicants for 42 units excluding special supply, recording an astonishing average competition rate of 246.74 to 1, and achieved 100% full sales in a short period during the contract phase.

Meanwhile, as Songdo 11 District in Incheon Songdo International City, known as the ‘Compressed Songdo,’ emerges as a self-sufficient city, attention is focused on ‘Songdo Xi Punggyeongchae Granoble,’ constructed by GS Construction and Cheil Construction Co., Ltd.
The project ‘Songdo Xi Punggyeongchae Granoble,’ which integrates five complexes, will be developed on the largest scale within Songdo 11 District. It will consist of 23 buildings (21 apartment buildings and 2 officetel buildings) ranging from 2 basement floors to a maximum of 47 floors above ground, totaling 3,270 households, including 2,728 apartments with exclusive areas of 84 to 208㎡ and 542 officetel units with an exclusive area of 39㎡.
‘Songdo Xi Punggyeongchae Granoble’ offers abundant industrial complex demand as well as convenience, nature, and administrative facilities. To the south of the complex, Samsung Biologics has started constructing its 2nd Bio Campus with four factories at a total investment of 7.5 trillion KRW, and Lotte Biologics is also planned to be established. To the north, the Yonsei Science Park (Yonsei University International Campus Phase 2) is under active development.
Additionally, it boasts a pleasant residential environment with a waterfront location, which is the core of the green infrastructure in Songdo 11 District, and some units offer permanent waterfront views.
Living infrastructure is also abundant. The 800-bed Songdo Severance Hospital (construction started in December 2022, scheduled to open in December 2026) will be within walking distance, and large shopping facilities such as Homeplus, Hyundai Premium Outlet (Songdo branch), and Triple Street are conveniently accessible.
The transportation network is also excellent. Access to Aam-daero, which connects to the 2nd Gyeongin Expressway, 3rd Gyeongin Expressway, and Yeongdong Expressway, is convenient via Incheon New Port Boulevard and Songdo Bio Boulevard. Using Songdo Science Road, it is easy to move throughout Songdo.
The educational environment is outstanding. Kindergarten and elementary and middle school sites are planned right next to the complex. Furthermore, Yonsei University International Campus, Incheon Global Campus (hosting State University of New York, George Mason University, Ghent University, University of Utah) are adjacent, and Inha University Open Innovation Campus (Inha University Songdo Campus) borders the site.
Community facilities befitting the scale of the complex are also a strength. A fitness club, sauna, guest house, daycare center, senior citizens' center, and a sky lounge are planned.
The model house for ‘Songdo Xi Punggyeongchae Granoble’ is scheduled to be located in Songdo-dong, Yeonsu-gu, Incheon.
