Dobong-gu 'Banghak-dong 685 Area Rapid Integrated Planning (Draft)' First Public Release

Dobong-gu (Mayor Oh Eon-seok) unveiled the 'Banghak-dong 685 Area Housing Redevelopment Project Rapid Integrated Planning (Draft)' for the first time on the 5th at the Seoninbong Hall of Dobong-gu Office in front of about 300 residents.


The district, together with Seoul City and experts as one team, held several meetings to prepare a rapid integrated planning (draft) that balances project feasibility and public interest. It has been about nine months since the plan started after being selected as a rapid integrated planning candidate site at the end of 2022.


The area, which is adjacent to a station area but had been neglected in development, is expected to be transformed into a 'green open residential complex sharing everyday leisure,' harmonizing Dobongsan and Bukhansan Mountains.


By upgrading the zoning designation (from Type 2, 7 floors → Type 3 residential), project feasibility was secured, and a three-dimensional skyline was formed with a floor plan considering the surrounding low-rise residential areas and natural scenery. Additionally, rest parks and buffer zones were established along the project boundaries to protect residents' living environments.


If the project proceeds normally according to the plan, about 1,600 housing units will be supplied. Various community facilities such as daycare centers, resident exercise facilities, small libraries, and living SOC facilities (youth culture centers, public parking lots, etc.) will also be built, creating a complex that harmonizes with the area and communicates organically. However, the number of housing units and facilities may change during the maintenance plan establishment process.


Oh Eon-seok, Mayor of Dobong-gu, said, "I hope the redevelopment project in the Banghak-dong 685 area will become a leading model for the development of Banghak-dong," and added, "The district will actively support the successful promotion of this redevelopment project."


Meanwhile, the Seoul City rapid integrated planning (draft) for the Banghak-dong 685 area is expected to be finalized between February and March, after which the district plans to proceed with the maintenance plan establishment and resident consent procedures.
