Gwangju Buk-gu Jungoe Park Special Project 'Hillstate Jungoe Park' 2nd Priority Subscription Today [Hillstate Jungoe Park Perspective]

Hillstate Jungoe Park, a special project in Jungoe Park, Buk-gu, Gwangju, jointly constructed by Hyundai Engineering and Bumyang Construction, announced that it will proceed with the second priority subscription today.


Hillstate Jungoe Park consists of a total of 1,466 households (Block 2 with 785 households, Block 3 with 681 households), with all units in both blocks designed as medium to large types ranging from 84 to 157㎡ in exclusive area. The number of households by exclusive area in Block 2 is ▲84㎡ 536 units (including 4 terrace-specialized units) ▲102㎡ 4 units (terrace-specialized) ▲112㎡ 241 units ▲157㎡ 4 units (duplex and terrace-specialized), and in Block 3 ▲84㎡ 434 units (including 6 terrace-specialized units) ▲102㎡ 6 units (terrace-specialized) ▲112㎡ 235 units ▲157㎡ 6 units (duplex and terrace-specialized).


The payment conditions include a fixed first deposit of 10 million KRW, 60% of the intermediate payment interest-free, and various financial benefits to reduce the burden on buyers. The intermediate payment will be made after the six-month resale restriction period, allowing resale before the intermediate loan.


The special project of Jungoe Park in Buk-gu, Gwangju, where Hillstate Jungoe Park is located, is a large-scale development project covering approximately 2.08 million㎡, of which about 1.48 million㎡ is green space.


Moreover, Jungoe Park is expected to enhance comfort and leisure as it is composed of four themed districts?Museum District, Biennale District, Children's Grand Park District, and Yeonje-Dongun District?harmonized with various cultural and artistic infrastructures located within the site.


In fact, Jungoe Park houses cultural infrastructures such as the National Gwangju Museum, Gwangju Biennale Exhibition Hall, and Gwangju Museum of Art. The Asia Culture Garden currently under construction within Jungoe Park will feature an Asian landscape theme, including a cultural park, an ecological art playground, and a sky bridge connecting the cultural and arts center with the children's playground.


Additionally, a new three-story Gwangju Biennale Exhibition Hall is planned on the current Biennale parking lot site, allowing residents of the complex to enjoy close proximity to Gwangju's representative cultural and artistic infrastructures. Furthermore, an overbridge (aerial walkway) connecting the Gwangju Museum of Art and the Biennale Exhibition Hall over the Honam Expressway is planned, which will further improve accessibility in the future.


Hillstate Jungoe Park is conveniently located near Seogwangju IC and Bukmun-daero, providing easy access to both inside and outside Gwangju city. The complex also offers excellent proximity to workplaces such as Bonchon General Industrial Complex, Advanced Science National Industrial Complex Zone 2, and Sangmu District, making it ideal for commuters.


The educational environment is also favorable. Haebaek Elementary School, accessible by walking, is nearby, along with Gwangju Arts Middle and High Schools, Goryeo Middle and High Schools, and academies in Maegok-dong and Unam-dong. Additionally, Jongno M School is scheduled to open within the complex (planned for Block 2), promising excellent educational conditions both inside and outside the complex.


Hillstate Jungoe Park applies a layout mainly facing south (southeast to southwest) and a plate-type floor plan that allows cross ventilation, enhancing openness, ventilation, and natural lighting. Inside the units, features such as pantries, entrance storage, and dressing rooms (varying by type) are introduced to expand storage space and usability.


The complex also differentiates its exterior design. It incorporates curtain wall looks (partially) with glass finishes that provide a sophisticated and luxurious feel, enhancing symbolism and prestige. Various specialized designs such as low-rise terraces and duplex units (in some units) are also applied.


Furthermore, high-quality landscaping and diverse community facilities are provided, expected to enhance the comfort of residential life. Both Block 2 and Block 3 dedicate about 40% of the total complex area to landscaping, increasing comfort. Major facilities include a central green plaza, water garden, colorful playground, forest playground, fun playground, pocket garden, and moon playground (varying by block). Each block plans to create a theme street lined with king cherry trees and plant various species to allow residents to fully enjoy the four seasons.


In addition, community facilities such as a golf practice range, fitness center, Hills Lounge, separate reading rooms for men and women, a small library, and laundry rooms are diversely arranged to enhance daily leisure (varying by block).


Meanwhile, a prize draw event will be held for subscribers who participate in the event, awarding two Hyundai Grandeur Hybrid cars, and for contract holders, two Genesis GV80 cars will be given.


Hillstate Jungoe Park will announce the winners for Block 2 on Thursday, February 15, and for Block 3 on Friday, February 16. The official contract signing will take place over three days from Tuesday, February 27 to Thursday, February 29. The model house is located in the Sangmu-daero area, Seo-gu, Gwangju.
