In the real estate market, the opening of new rail lines is considered one of the most significant development catalysts, and the news of Seoul subway extensions and new GTX lines has stirred excitement in Geomdan New Town.
On the 24th of last month, the Ministry of Land, Infrastructure and Transport's Metropolitan Area Wide-area Transportation Committee (MAWTC) announced a revised plan for the extension of Subway Line 5. Following this, on the 25th, the Ministry of Land, Infrastructure and Transport held a public forum themed "The Era of 30-Minute Commutes, Resolving Transportation Disparities" and unveiled the "Three Major Innovation Strategies in Transportation." The announcement focused on extending the existing GTX A, B, and C lines and establishing new D, E, and F lines to usher in a nationwide GTX era.
The area receiving the most attention is where the GTX-D line will be newly established. The GTX-D Y-shaped line is planned to split into two branches: Gimpo?Geomdan?Gyeyang and Incheon Airport?Cheongna?Gajeong, which will converge on the Daejang?Seoul Samsung section. With the opening of GTX-D, it is expected that commuting from Incheon Geomdan and Cheongna to Seoul Samsung will take 30 minutes, and from Incheon Yeongjong to Seoul Samsung about 40 minutes. Additionally, transferring at Bucheon Sports Complex Station to the planned GTX-B line will enable access to central Seoul areas such as Seoul Station.
In fact, the "Geomdan New Town Nextiel Complex Cultural Commercial Facility" is directly connected to the newly established station on the Incheon Subway Line 1 extension (tentatively named Station 101, scheduled to open in 2025) and the planned Seoul Subway Line 5 extension, with all units on the basement first floor sold out. Consequently, interest continues to grow for additional supply complexes.
Lotte Construction plans to launch sales in February for "Geomdan New Town Lotte Castle Nextiel I, II, and III" in Geomdan New Town, Incheon. The complex will be developed on three blocks in Wondang-dong, Seo-gu, Incheon, with a total of 682 units ranging in exclusive area of 84, 97, 99, and 119 square meters.
"Geomdan New Town Lotte Castle Nextiel I, II, and III" will be directly connected underground or located within walking distance to the newly established station on the Incheon Subway Line 1 extension (tentatively Station 101, opening in 2025). Furthermore, if the currently discussed Seoul Subway Line 5 station is established, the complex will become a double station area. Additionally, with the GTX-D line under development nearby, future project progress is expected to bring related benefits.
Beyond transportation, residents can enjoy convenient living with various infrastructures. The area is equipped with a large-scale central commercial district, and large marts such as Lotte Mart, E-Mart Traders, and Homeplus are nearby. Right in front lies the Gyeyangcheon Riverside Park, and numerous green spaces such as Ara Central Park and Dumulmeori Park are adjacent, providing convenient options for leisure, walking, and relaxation.
The area also boasts excellent educational conditions that cater to children from early childhood through adolescence. Nearby schools include Incheon Aram Elementary, Incheon Ieum Elementary, Incheon Ieum Middle, and Wondang High School. Public kindergartens such as Incheon Geomdan Dream Kindergarten (scheduled to open in March 2024), Incheon English Village, and academy districts in the central commercial area are also close by.
The product appeal is outstanding as well. The complex will introduce seven life solutions including a multiplex cinema, large bookstore, kids theme park, sports theme park, convention center, cultural center, and healthcare facilities, developing into a revitalization facility for Geomdan New Town. As a result, residents can enjoy a one-stop lifestyle with a higher level of quality and leisure.
"Geomdan New Town Lotte Castle Nextiel I, II, and III" is located in a highly preferred area within Geomdan New Town. The Next Complex project, which includes the complex, is a large-scale project creating a new-concept mixed commercial facility and cultural space on approximately 50,000 square meters. It is a development project for the Geomdan New Town 101 station area, located in the first phase of five special planning zones in Geomdan New Town. Following a 2020 public contest, the Lotte Construction consortium was selected as the preferred negotiation partner, and the project has been actively progressing.
Meanwhile, the model house for "Geomdan New Town Lotte Castle Nextiel I, II, and III," constructed by Lotte Construction, is scheduled to open in February.
