Gyeonggi-do Receives 75 Reports of 'Ansan Jeonse Damage'... Support Procedures Proceeding Quickly Consultation at the Ansan Rental Fraud Victim Counseling Center in Gyeonggi-do

Gyeonggi Province is currently processing 75 applications from victims of the ‘Ansan Urban-Type Housing Jeonse Fraud’ and conducting support procedures such as damage investigations.


On the 30th of last month, residents of the A urban-type housing in Danwon-gu, Ansan City, filed a fraud complaint against the landlord couple Mr. and Mrs. B, prompting a police investigation. Due to the sudden nature of the jeonse fraud situation, most affected residents have been unable to smoothly submit damage claims. In response, Gyeonggi Province urgently established and operated an on-site consultation center, receiving 75 victim reports.


To be recognized as a victim of jeonse fraud, it is important to verify the victim qualifications stipulated by the Jeonse Fraud Victims Act and submit the damage determination application as soon as possible, since the support provided varies depending on the circumstances.


Through the consultation center, Gyeonggi Province explained the overall progress, including auction procedures once the auction process has started, distribution status, and the landlord’s complaints and accusations.


Gyeonggi Province plans to ensure appropriate support according to the situations of the victims who received consultations. When the affected residents submit damage determination applications following the procedures, the province will provide administrative support to enable prompt damage investigations and deliberations. Cooperation with Ansan City and related agencies will also be promoted to prevent inconveniences such as unpaid public utility bills for the victims.


Upon reviewing the submitted documents, Gyeonggi Province concluded that there is no evidence of loan splitting intended to show lower loan amounts on the registry. It is judged that the auction process was initiated due to the landlord corporation’s overdue loan repayments.


Lee Gye-sam, Director of the Gyeonggi Province Urban Housing Office, stated, "Among the 75 submitted damage determination applications, 18 applicants are foreigners, accounting for 24%, and many are office workers. Considering this, we are guiding sample application forms together with Ansan City to help them submit applications quickly." He added, "We will actively strive to have victims recognized before the auction process is completed to provide practical assistance to the affected residents."
