In the real estate market, apartments with permanent views of rivers, seas, and lakes are highly popular, with ocean-view complexes that offer a panoramic sea view attracting the most attention. Residential complexes with ocean views boast rarity and symbolism, often regarded as landmarks in coastal cities.
In fact, complexes with permanent views continue to achieve excellent subscription results in the sales market. According to the Korea Real Estate Board's Subscription Home, in September, Daewoo E&C's 'The Beach Prugio Summit' in Nam-gu, Busan recorded an average first-priority subscription competition rate of 22.2 to 1. Although the complex's sale price averaged 35.35 million KRW per 3.3㎡, surpassing Namcheon Xi in Suyeong-gu (30 million KRW per 3.3㎡) and marking the highest level ever in Busan, it successfully completed sales by emphasizing its ocean view.
Moreover, complexes with permanent viewing rights continue to perform strongly in the resale market. For example, according to the Ministry of Land, Infrastructure and Transport's Real Transaction Price Disclosure System, a 161.98㎡ unit in 'LCT,' located in front of Haeundae Beach in Busan, was traded for 3.7 billion KRW (51st floor) in September.
An industry insider said, "As demanders increasingly seek comfort, the value of complexes with permanent viewing rights like these will rise further. Especially, such complexes are expected to benefit from various developments along the waterfront, which will likely increase interest accordingly."
Amid this situation, Daehan Land Trust plans to launch 'Ocean The Castle' in Uljin Hupo this coming February. Located in Geumeum-ri, Hupo-myeon, Uljin-gun, Gyeongsangbuk-do, the complex will consist of two buildings ranging from one basement floor to 29 floors above ground, with a total of 123 households. It features a preferred exclusive area of 84㎡, and the 29th floor will house penthouses, offering an ocean-view premium with sea views from every unit.
'Ocean The Castle' in Uljin Hupo also boasts excellent living conditions. Nearby are Hanaro Mart, the township office, and Hupo Public Market, and Hupo Beach is accessible on foot, promising an ocean life premium.
Additionally, the complex is adjacent to Samyul Intersection, which connects to Donghae-daero, providing convenient access to Donghae-daero. The Donghae Line Hupo Station, scheduled to open in December 2024, is nearby, offering excellent metropolitan transportation networks. Within walking distance are Hupo Elementary, Hupo Middle, and Hupo High Schools, ensuring a safe school commute zone. The nearby Samyul-ri academy district fosters an excellent academic atmosphere for children.
'Ocean The Castle' in Uljin Hupo incorporates designs to enhance residential comfort throughout. Noise-reducing soundproof materials are applied to minimize noise issues, and wind tunnel tests and seismic design capable of withstanding seismic intensity 7 are implemented. Furthermore, high-end interiors and finishes such as hardwood flooring, island-style tables, and system furniture are introduced, along with a home network system to elevate everyday living quality.
The developer, Daehan Land Trust, is also notable for its safety. Fully funded by the Military Mutual Aid Association (with about 180,000 members and approximately 17 trillion KRW in assets), it operates based on solid credibility, outstanding expertise, and financial mobilization capacity. Additionally, it holds a high credit rating of A- as evaluated by the Housing and Urban Guarantee Corporation.
The model house for 'Ocean The Castle' in Uljin Hupo will be located in Samyul-ri, Hupo-myeon, Uljin-gun, Gyeongsangbuk-do, and is scheduled to open in February.
