Simple community facilities are losing competitiveness, so high-end community facilities representing the region are being established to win the choice of buyers.
Just a few years ago, apartment community facilities typically consisted of resident exercise facilities and senior centers. Moreover, they were often located in corners of the complex with few users, and complaints about occupying space frequently increased. However, as the number of buyers who value quality of life has increased recently, it has become a trend in the sales market to create various facilities within the complex?such as fitness centers, golf practice ranges, and saunas?where residents can enjoy daily pleasures without going far.
‘Pohang Xi The Ocean,’ supplied last year in Pohang, Gyeongbuk, gained popularity as a community-rich complex by providing a fitness center, GX room, and more in ‘Club Xi-An,’ which includes locker rooms, becoming a representative community facility in the region. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price data, the 84㎡ exclusive sale rights of this complex were traded at 666.05 million KRW in March last year, forming a premium of over 30 million KRW above the sale price.
Industry experts say, “Apartment community facilities are evolving from hobby spaces to complex spaces for enjoying culture, and this trend is reflected in the sales market. Especially, complexes with high-end community facilities in regions where such apartments are scarce gain symbolic status as representatives of the area, often resulting in higher house price increases.”
Meanwhile, GS Construction’s ‘Yeongju Xi Signature,’ launched in the Sangmang-dong area of Yeongju, Gyeongsangbuk-do, is drawing attention by offering some remaining units on a first-come, first-served basis due to disqualifications of successful applicants.
The complex attracted a flood of visitors with no room to stand when the model house opened, and about 1,900 subscription applications were received during the recent lottery, recording a high competition rate of up to 11.52 to 1. It is reported that the complex received high praise from buyers for having the region’s top-level community facilities.
Yeongju Xi Signature is the first Xi brand apartment supplied in Yeongju, introducing the region’s first sky lounge (Club Cloud) and creating differentiated community facilities such as the high-class ‘Club Xi-An.’ Club Xi-An includes a fitness center, GX room, golf practice range, sauna, small library, and small reading room.
Additionally, the complex is mainly oriented southward, with wide distances between buildings, allowing excellent sunlight and unobstructed views. It is designed mainly with 4- to 5-bay slab-type layouts favored by buyers, and some types boast even more spacious interiors with three-sided balcony expansions. In particular, residents can commute by car to the Yeongju Advanced Bearing National Industrial Complex, which received final approval last August, as well as SK Specialty General Industrial Complex, Gahung General Industrial Complex, Yeongju General Industrial Complex, and Yeongju Jangsu Agricultural and Industrial Complex.
KTX Jungang Line, Yeongju Station, and Yeongju General Terminal are conveniently accessible by car, and when the Dodam?Yeongcheon double-track railway, currently under construction, opens as planned next year, travel from Yeongju to Seoul Cheongnyangni is expected to take about 1 hour and 20 minutes.
