Seocho-gu has been recognized as the most livable area in Seoul, and with landmark complexes representing Korea being successively launched in the Banpo area, it has surpassed Gangnam to claim the title of having the highest apartment prices in Seoul.
According to data from Real Estate R114, as of December last year, the average apartment price per 3.3㎡ in Seocho-gu was 75.16 million KRW, approximately 4 million KRW higher than Gangnam-gu's 71.25 million KRW. Seocho-gu's apartment prices overtook Gangnam-gu in June 2021 and have never been surpassed since, firmly maintaining the title of the area with the highest apartment prices nationwide.
This is based on solid residential satisfaction. According to the '2023 Korea Security Index' data by the CaseStat Public Social Policy Research Institute and Chungbuk National University’s National Crisis Management Research Institute, Seocho-gu scored 60.32 points, making it the most livable area in Seoul. The Korea Security Index is calculated based on quantitative indicators in areas such as residential environment, economic activity, life safety, and health care. Gangnam-gu ranked third in Seoul with 59.10 points.
Additionally, with landmark complexes representing Korea being successively launched in the Banpo area of Seocho-gu, the region has risen as the place with the highest local value. Starting with 'Acro River Park' supplied in 2016, followed by 'Shinbanpo Xi', 'Banpo Central Xi', 'Bangbae Grand Xi', 'Seocho Grand Xi', and 'Le L Shinbanpo Central', all have established themselves as representative landmarks in Korea. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, Acro River Park, supplied in 2016, made headlines last August when a 234㎡ unit was traded for 11 billion KRW.
A real estate expert said, “Seocho-gu is well-equipped with all facilities such as transportation, education, convenience, administration, commerce, and culture to the extent that it represents Korea, and based on residential satisfaction, it has established itself as the area with the highest real estate value.” He added, “Especially, as urban renewal projects for aging apartments located along the Han River in the Banpo area are progressing one after another, the gap is expected to widen further in the future.”
Meanwhile, 'Maple Xi', which will complete the Xi brand town with about 8,000 households along with Banpo Xi, Shinbanpo Xi, and Banpo Central Xi, is causing nationwide excitement with its upcoming launch.
Maple Xi will be developed in Jamwon-dong, Seocho-gu, Seoul, consisting of 29 buildings ranging from 4 basement floors to a maximum of 35 floors above ground, with a total of 3,307 households. Among them, 162 units with exclusive areas of 43 to 59㎡ will be offered for general sale. The subscription schedule starts with special supply on February 5, followed by first priority applications for the relevant area on the 6th, first priority for other areas on the 7th, and second priority on the 8th. Near the complex are prestigious elementary and secondary schools such as Wonchon Elementary, Wonchon Middle, Kyungwon Middle, Shindong Middle, Banpo High, and Sehwa Girls' High, as well as the private elementary school Gyesung Elementary, Seocho-gu Banpo Library, the National Library of Korea, and the Banpo academy district.
Moreover, Jamwon Station on Seoul Subway Line 3 is directly connected to the complex, and Banpo Station on Line 7 is also adjacent, making it a prime station-area complex. Access to city and suburban transportation is easy via Olympic-daero, Hannam Bridge, and Banpo IC on the Gyeongbu Expressway.
Department stores and large marts such as Shinsegae Department Store and NewCore Outlet, as well as the Express Bus Terminal, Sinsa, Nonhyeon Station commercial districts, and Catholic University Seoul St. Mary's Hospital are all within walking distance. The Han River Park is also accessible on foot, with Shindong Neighborhood Park’s walking trail in front of the complex, and Seoripul and Montmartre Park walking trails nearby.
