The popularity of apartments that have succeeded at the box office is leading to increased demand for commercial facilities within the complexes.
In complexes with high subscription rates, it is easy to secure a stable demand base due to strengths in infrastructure such as transportation and educational environment, enabling stable investment returns.
In fact, according to officials, there are many inquiries from people in their 30s and 40s because convenience facilities such as Sajik Sports Complex, Geoje Market, and various government offices including Busan City Hall are concentrated nearby. Additionally, based on a solid demand base, commercial district revitalization is progressing rapidly, resulting in high commercial property value.
Amid this, Geoje 2 ‘Ray County’ in Yeonje-gu, Busan, which recorded the highest competition rate of 805.5 to 1, announced on the 17th that it will be selling commercial spaces within the complex.
The commercial spaces within the complex are street-type shops on the 1st and 2nd floors, consisting of 24 units in Complex 1, 76 units in Complex 2, 13 units in Complex 3, 9 units in Complex 4, and 5 units in Complex 5, totaling 127 units.
Considering the scale of the Ray County complex, which consists of 4,470 households, the scarcity of commercial spaces is high.
Unlike general standalone commercial facilities, the commercial spaces within the Geoje 2 Ray County complex not only have the residential area as their hinterland but also secure residents within the complex as fixed customers, reducing risk.
Nearby, Busan Metro Line 3’s Sports Complex Station is adjacent, and from Sports Complex Station, there is a triple station area with Seomyeon Station (transfer station for Lines 1 and 2) and Suyeong Station (transfer station for Lines 2 and 3), providing abundant infrastructure and high accessibility and visibility for customers. This allows absorption not only of fixed customers within the complex but also of hinterland households and floating customers from nearby complexes.
Nearby are Geoje Elementary School, Changsin Elementary School, Geoje Girls’ Middle School, and Geoseong Middle School, enabling selection of business types targeting students and parents, and a large supermarket is also close, which is expected to enhance the synergy of the commercial district.
