Bando Construction Yubora Sincheonmaegok, 'Big New Year Event for Homeownership in 2024'

Amid increasing market volatility due to recently high sale prices and a high-interest rate environment, complexes offering financial benefits that can reduce buyers' financial burdens and risks of asset value decline are attracting attention.

This is interpreted as construction companies attempting to attract buyers by providing benefits that somewhat alleviate the financial burden for those preparing to purchase a home. In fact, even amid the recent real estate downturn, unsold units are reportedly being resolved mainly in projects that have quickly shifted strategies through condition changes.

In this situation, Bando Construction’s Yubora Sincheon Maegok is seeing contracts steadily being made by buyers. Located in Sincheon-dong, Buk-gu, Ulsan Metropolitan City, Yubora Sincheon Maegok is launching the Yubora ‘Asset Protector’ project, which includes various conditions and financial benefits as a big event welcoming the New Year 2024.

The Yubora ‘Asset Protector’ project, applicable to units contracted in 2024, reduces various burdens encountered during the home purchasing process such as interim payment interest, down payment, and options, while also alleviating concerns about potential future price declines.

The ‘Asset Protector Project’ offers four zero-benefits: no loss worries, no initial burden, no interest worries, and no option worries. It implements a principal guarantee system that ensures the principal is protected even if the home price falls at move-in, eliminating loss concerns, and offers a fixed down payment of 10 million KRW (first installment/installment payment), removing initial burdens.

If the buyer pays 5% of the down payment upfront, the remaining down payment can be loaned interest-free, and the project entity covers the interest on 60% of the interim payment, so there is no interest worry. Considering that the average interim payment loan interest currently reaches 5-6%, Yubora Sincheon Maegok contract holders can save over 20 million KRW in interest costs without the burden of rising interest rates. Additionally, some option items such as system air conditioners are provided free of charge, eliminating option worries.

A sales official from Yubora Sincheon Maegok stated, “In a situation where sale prices inevitably continue to rise due to various factors, we planned this Asset Protector project to reduce buyers’ burdens and also consider principal loss.” He added, “As a big event for the New Year 2024, it includes strong benefits and will be a great opportunity for homebuyers in the Ulsan area.”

The transportation conditions around Yubora Sincheon Maegok are also expected to improve further. It is close to fast commuting road networks such as Saneop-ro, Iye-ro, Auto Valley-ro, and National Road No. 7, and in the Buk-gu area, the Nongso-Oedong National Road, Ulsan Outer Ring Road, and Buk Ulsan Station on the Donghae Line metropolitan railway are planned.

Located right in front of the Wow City central commercial district, residents can enjoy abundant living convenience facilities such as CGV, Homeplus, and medical clinics, as well as healing life close to nature with Maegokcheon Stream, Dongcheon River Waterfront Park, and Buk-gu National Sports Center nearby. Additionally, Sincheon Elementary School and Maegok Middle and High Schools are within walking distance, and there are many academies nearby. Furthermore, numerous apartment development projects are planned and underway nearby, anticipating a transformation into a new residential town.

Yubora Sincheon Maegok consists of 352 units with exclusive areas of 64, 84, and 117㎡, offering a variety of choices from small to large floor plans to suit family composition and lifestyle, which is also an advantage.

Meanwhile, the model house is located in Jinjang-dong, Buk-gu, Ulsan, and move-in is scheduled for July 2025.
