The 3rd Architecture Committee Meeting Held
The redevelopment project of Noryangjin 8 District, consisting of 987 households, has passed the Seoul City architectural review.
On the 24th, Seoul City held the 3rd Architectural Committee meeting and announced that the 'Noryangjin 8 Redevelopment Promotion Zone Housing Maintenance-type Redevelopment Project' and the new construction project of officetels at 47-1 Oryu-dong have passed the architectural review.
Noryangjin 8 District is located in Daebang-dong 23-61, Dongjak-gu, Seoul, between Daebang Station on Line 1 and Noryangjin Station on Lines 1 and 9. A total of 11 buildings will be constructed, ranging from 4 basement floors to 29 above-ground floors, with a total of 987 households. Among them, 172 units are rental (public) housing, and 815 units are for sale.
The number of units for sale by area is ▲36㎡ 46 units ▲44㎡ 14 units ▲51㎡ 48 units ▲59㎡ 155 units ▲84㎡ 482 units ▲114㎡ 61 units ▲140㎡P 3 units ▲84㎡T 6 units.
Noryangjin 8 District has received management disposition approval and completed relocation. DL E&C is in charge of construction, and the project will be reborn as 'Acro River Sky.'
The Architectural Committee partially revised the apartment building plans from the architectural review approved in 2017. Additional open spaces (open areas) and external green spaces were secured. A public pedestrian passage connecting the east and west sides of the complex was planned in connection with the internal spaces.
Some buildings will feature protruding open balconies that cannot be expanded, designed to create a sense of variation, and various outdoor residential spaces will be created. Residential buildings are planned to be lined up along the roadside, and arcade-type commercial spaces will be developed with shops extending on both sides of the road.
The '47-1 Oryu-dong Officetel New Construction Project,' located near Oryu-dong Station on Line 1, also passed the architectural review. It will consist of 504 officetel units and neighborhood living facilities, with 6 basement floors and 23 above-ground floors.
The city architectural committee reflected review opinions from November last year and planned to secure more than 20% of the public open space along Gyeongin-ro, exceeding the legal mandatory area of 10%. This is to provide openness to the street landscape and create spaces where pedestrians can rest. The ancillary facility space was moved from the existing 13th floor to the 3rd floor, allowing for a more efficient floor plan configuration.
Han Byung-yong, Director of Seoul City Housing Policy Office, said, "We will continue to supply high-quality multi-family housing quickly through the city architectural committee's review and simultaneously implement housing policies that promote mutual coexistence through active social mixing."
