Non-Capital Areas Show High Interest in Exclusive 102㎡ to Less Than 135㎡ Units

Last year, subscription savings accounts for apartments in the metropolitan area were concentrated on small-sized apartments, while in non-metropolitan areas, they focused on medium-to-large-sized apartments. Nationwide, the most subscription savings accounts were concentrated on small-to-medium-sized apartments with exclusive areas exceeding 60㎡ but not exceeding 85㎡.
In the metropolitan area, demand was concentrated on small-sized apartments with exclusive areas under 60㎡, whereas in non-metropolitan areas, interest was focused on medium-to-large-sized apartments with exclusive areas exceeding 102㎡ but not exceeding 135㎡.
On the 15th, real estate research firm Realtoday analyzed data from the Korea Real Estate Board's subscription home and found that last year, a total of 170,547 first-priority subscription accounts were concentrated on apartments under 60㎡ in the metropolitan area. This accounts for 26.40% of all first-priority subscription accounts submitted in the metropolitan area.
In non-metropolitan areas, first-priority subscription accounts were concentrated on medium-to-large-sized apartments with exclusive areas exceeding 102㎡ but less than 135㎡. The subscription rate for this segment in non-metropolitan areas was 16.42% (72,420 cases). Compared to the 7.39% (47,741 cases) of first-priority accounts submitted for medium-to-large-sized apartments in the metropolitan area, this is about 2.2 times higher.
A real estate industry official said, "In the metropolitan area, it appears that actual buyers were drawn to small-sized apartments with relatively lower sale prices," adding, "The April revision of the subscription system last year, which applied a lottery system to small-to-medium-sized apartments, is also analyzed as a factor that fueled the popularity of small apartments in the metropolitan area."
Newly launched apartments focusing mainly on small and small-to-medium sizes are emerging one after another in the metropolitan area. DL Construction will open a housing exhibition hall on the 19th and start sales for ‘e-Pyeonhansesang Singok Signature View (Jangam Living Area 3 District Housing Redevelopment Project)’ in Singok-dong, Uijeongbu-si, Gyeonggi Province. It will be composed of 6 buildings from 3 basement floors to 35 floors above ground, with a total of 815 households, of which 407 households with exclusive areas of 52 to 84㎡ are for general sale.
The consortium of Doosan Construction and Ssangyong Construction is currently selling ‘Doosan We’ve The Zenith Central Gyeyang’ in Jakjeon-dong, Gyeyang-gu, Incheon. It consists of 9 buildings from 3 basement floors to 39 floors above ground, totaling 1,370 households. The general sale includes 620 households with exclusive areas of 49 to 74㎡.
Daewoo Construction plans to sell ‘Songnae Station Prugio Centbien’ in Songnae-dong, Sosa-gu, Bucheon-si, Gyeonggi Province in January. It will have 12 buildings from 2 basement floors to 23 floors above ground, totaling 1,045 households. Among them, 225 households with exclusive areas of 49 to 109㎡ will be for general sale.
Hyundai Engineering and POSCO E&C plan to sell ‘Hillstate The Sharp Sangsaeng Park’ in Daejam-dong, Nam-gu, Pohang-si, Gyeongbuk Province in January. It will be a large complex with two complexes totaling 2,667 households. Among them, Complex 2, consisting of 1,668 households with exclusive areas of 84 to 178㎡ from 5 basement floors to 35 floors above ground, will be sold first.
