Following the Completion of 'ePyeonhansesang Geoje Euro Sky', Shops Line Up to Open

The representative brand complex of Geoje, Gyeongnam, ‘e-Pyeonhansesang Geoje Euro Sky,’ announced its completion on November 30, drawing investors' attention to the commercial spaces currently available for sale and lease within the complex.

The commercial spaces within the e-Pyeonhansesang Geoje Euro Sky complex, located in Gohyeon-dong, Geoje-si, Gyeongsangnam-do, cover a supply area of 5,763㎡ and consist of a total of 47 units (9 units in Neighborhood Living Facility 1, 9 units in Neighborhood Living Facility 2, 10 units in Neighborhood Living Facility 3, and 19 units in Neighborhood Living Facility 4).

The commercial area is designed as a street-type commercial facility along the main road and is divided into four blocks. First, Neighborhood Living Facility 1 is located at the corner of an intersection, offering relatively excellent visibility. Additionally, with the upcoming opening of Gohyeon Bridge nearby, the value is expected to rise sharply as vehicle and pedestrian traffic increase.

Neighborhood Living Facility 1 also has the advantage of being the closest block to the elevator connecting the complex’s sky lounge and guest house. People using these community facilities can access the commercial area simply by taking the elevator, which also connects to the apartment’s underground parking lot, thus capturing the demand from the large complex.

Following Block 1, Neighborhood Living Facility 2 stands out for its price competitiveness. Although it is not as directly adjacent as Block 1, it is still close to the elevator connecting the sky lounge and guest house.

Neighborhood Living Facility 3 is equipped with an elevator connected to an exclusive underground parking lot with a total of 67 parking spaces, and a bus stop is planned to be installed at the front, enhancing accessibility for external visitors and making it the most convenient for commercial use.

Notably, the second floor of Block 3 is the only commercial area featuring a large terrace of approximately 40 pyeong (about 132 square meters), which can increase the usable space for tenants.

Lastly, Neighborhood Living Facility 4 also has an elevator connected to the exclusive underground parking lot, and its proximity to both the main entrance and parking lot entrance makes it easy for both internal and external visitors to access. Furthermore, it is adjacent to the strongest commercial district in Gohyeon-dong, Geoje, offering excellent visibility and accessibility, as well as potential synergy effects.

Meanwhile, a representative from ‘Urban Cave,’ the sales agency currently handling the remaining units for sale and lease, stated that the entire commercial area is popular not only among investors but also among those considering immediate tenancy. In fact, as the silhouette of the complex has finally emerged after a long wait, hesitant demand is now joining in.

Currently, the famous franchise ‘Tous Les Jours’ is scheduled to open in March at e-Pyeonhansesang Geoje Euro Sky. Along with this, additional franchise openings are anticipated, raising residents’ expectations for a convenient lifestyle from the moment they move in. Among those considering investment and tenancy, movements to secure key business sectors are being observed.

Commercial unit buyers are also offered a ‘remarkable benefit’ guaranteeing an annual return of 5% for a certain period. This not only alleviates concerns about vacancies during the initial development phase but also allows DL E&C to directly contribute to forming the commercial district, which is expected to lead to rapid activation of the area.
