Apartment bird's-eye view of the urban public housing complex project in Wonmi-dong, Bucheon-si, Gyeonggi-do
In Wonmi-dong, Wonmi-gu, Bucheon-si, Gyeonggi-do, more than 1,600 units of multi-family housing will be constructed through the 'Urban Public Housing Complex Project.'
On the 28th, Gyeonggi-do announced that the Korea Land and Housing Corporation (LH) will promote an urban public housing complex project in the area of 166-1 Wonmi-dong, Bucheon (65,450.8㎡), with a total floor area of 236,654㎡ and a floor area ratio of 292.5%. The project will include 1,628 multi-family housing units (1,296 public sale units, 168 public owner-occupied units, and 164 public rental units), along with neighborhood living facilities and ancillary welfare facilities.
Earlier that day, Gyeonggi-do officially approved and announced the urban public housing complex project plan for Wonmi, Bucheon.
The urban public housing complex project is a housing supply model newly introduced through the amendment of the Public Housing Special Act in September 2021. It is a project led by the public sector to rapidly develop multi-family housing along with office, retail, and commercial facilities in aging original urban areas.
Compared to general redevelopment and reconstruction projects, this project offers many incentives to enhance profitability, such as a floor area ratio up to 1.4 times the legal maximum.
In particular, since there are no procedures for forming promotion committees or associations, or for management and disposition, the project period can be shortened by 3 to 5 years. It systemically addresses issues such as displacement of original residents and prolonged project durations that occurred in private redevelopment projects, and the public developer shares risks such as unsold units and increased contributions that may arise in the future.
The Wonmi urban public housing complex project in Bucheon aims for occupancy in 2029 after going through stages including ▲selection of construction company ▲appraisal ▲compensation, relocation, and demolition ▲groundbreaking ▲completion and inspection.
Lee Gye-sam, Director of the Gyeonggi-do Urban Housing Office, stated, "By developing not only multi-family housing and commercial facilities but also welfare facilities in the Wonmi area of Bucheon, the quality of residents' housing will be effectively improved. We will quantitatively expand and qualitatively enhance the urban public housing complex project to become a game changer in the redevelopment of aging original urban areas."
Meanwhile, nationwide, the urban public housing complex project is underway in 57 locations, including 9 in Gyeonggi-do.
