As apartment sale prices continue to rise sharply, prospective homeowners are quickening their steps.
According to the "Private Apartment Sale Price Trends" announced by the Housing and Urban Guarantee Corporation (HUG), as of September this year, the nationwide private apartment sale price was confirmed at 16,575,900 KRW per 3.3㎡. This represents a 0.27% increase compared to the previous month and an 11.51% increase compared to the same month last year, marking seven consecutive months of growth since March.
The industry expects the upward trend in sale prices, which has continued since last year, to persist into next year. This is due to external adverse factors such as the Russia-Ukraine war followed by the Israel-Palestine conflict accelerating the rise in raw material costs. According to the Korea Resource Information Service, the price of bituminous coal, a key raw material for cement, rose 9.2% to $96.35 per ton as of the 13th, compared to $88.25 a month earlier.
As a result, the basic construction cost announced by the Ministry of Land, Infrastructure and Transport has risen three times this year. Last month, the Ministry announced a 1.7% increase in the basic construction cost (for floors 16-26, exclusive area over 60㎡ up to 85㎡ on above-ground floors) to 1,976,000 KRW. The basic construction cost rose 1.1% in February, 0.9% in March, and 1.7% in September, totaling a 3.74% increase this year.
With all components that make up sale prices rising simultaneously, the perception among buyers that apartment subscriptions are a reasonable means to own a home is gradually dulling. Particularly, rational buyers are seeking complexes that received early approval for recruitment announcements but are still in the contract process, looking for newly built apartments priced slightly lower.
A real estate industry expert said, "Once apartment sale prices rise, they tend not to go down easily. Since the rate of increase is updated almost weekly or monthly, prices of pre-sold complexes are considered quite reasonable, leading to a shift in demand."
In this trend, 'Asan Xi Grand Park,' which is conducting first-come, first-served unit and floor designation contracts in Yonghwa-dong, Asan-si, Chungnam, is seeing continuous visits from customers, many of whom are proceeding to actual contracts.
It is especially popular for offering special sale conditions such as a 5% down payment (for units over 84㎡ exclusive area) and full interest-free intermediate payments.
