Hexagonal Real Estate Location... Songdo 11 Gonggu 'Songdo Zai Punggyeongchae Granoble' in Focus

‘Songdo Jaipungnyeongchae Granoble’ Fully Equipped with Transportation, Convenience, Education, Comfort, Benefits, and Proximity to Work

Going forward, the real estate market is expected to be led by complexes with a ‘hexagonal’ location. A hexagonal location refers to a locational characteristic that perfectly encompasses transportation, convenience, education, comfort, development prospects, and proximity to work.


The term is derived from interpreting the ‘Hexagonal Human’ concept announced in ‘Trend Korea 2024’ from a real estate perspective. Just as a perfect person possesses all attributes such as appearance, education, assets, occupation, family background, and personality, a hexagonal location is a landmark that perfectly meets six key factors that elevate property value.


In fact, apartments with hexagonal locations are evaluated as landmarks leading local market prices and are solidifying their positions. A representative complex is Acro River Park in Seocho-gu, Seoul. The complex is within walking distance to Sinbanpo Station and Seoul Express Bus Terminal, and vehicle access to Banpo Bridge, Dongjak Bridge, Olympic-daero, Gangbyeonbuk-ro, and Gyeongbu Expressway is convenient. It is also close to Shinsegae Department Store and Seoul St. Mary’s Hospital of the Catholic University of Korea, with prestigious schools such as Gyeseong Elementary, Banpo Elementary and Middle School, and Sehwa Girls’ Middle and High School clustered nearby. Located by the Han River, it offers a pleasant residential environment as well as views of the river. Seocho Legal Town and the Gangnam business district are also nearby. As a result, a 234㎡ unit was sold on October 6th for 11 billion KRW, the highest price in Banpo-dong last month.


The ‘Cheongnyangni Lotte Castle High Luce,’ which recorded the highest nationwide competition rate this year (242.3 to 1), is also representative of a hexagonal location complex. It is within walking distance to Cheongnyangni Station and Korea University Station, close to convenience facilities such as Lotte Department Store, Lotte Mart, and Gyeongdong Market, and schools including Samyuk Elementary and Hongneung Elementary. Additionally, it has excellent access to central business districts like City Hall and Gwanghwamun and benefits from the GTX development prospects. As a result, 21,322 people applied for 88 units (excluding special supply).


A real estate expert said, “As buyers’ standards rise, complexes with not just one advantage but all six factors of a hexagonal location are becoming the trend in the real estate market. Especially in the metropolitan area, complexes that meet all six criteria of transportation, convenience, education, comfort, development prospects, and proximity to work are not as common as expected, and land is limited, so if a complex meets the hexagonal location requirements, it is advisable to actively apply.”


Meanwhile, a complex perfectly embodying the hexagonal location is scheduled for supply. ‘Songdo Xi Punggyeongchae Granoble,’ developed by GS Construction and Jeil Construction Co., Ltd., in Songdo District 11, is the protagonist.


The complex first offers a pleasant residential environment. It is located on a waterfront site running through Songdo District 11, with a total length of 4.98 km and a width of 40 to 60 meters. This allows residents to use the waterfront park surrounding the area as their own front yard and is expected to secure a rare waterfront view.


Convenience facilities are also concentrated. Songdo Severance Hospital, the only tertiary general hospital in Songdo (construction started in December 2022, scheduled to open in December 2026), is within walking distance, and large shopping facilities such as Homeplus, Hyundai Premium Outlet (Songdo branch), and Triple Street are easily accessible by car. Especially, a large-scale central commercial facility is being developed within Songdo District 11, so shopping and convenience facilities are expected to be accessible on foot in the future.


The educational environment is excellent. Kindergarten and elementary and middle school sites are planned right next to the complex, and there are many elementary, middle, and high schools such as Songwon Elementary, Parkmun Middle, and Parkmun Girls’ High School. Yonsei University International Campus, Incheon Global Campus, and Inha University Open Innovation Campus (Inha University Songdo Campus) are also nearby.


Since Songdo District 11 is being developed as a hub for the K-bio industry, expectations for future value are high. To the south of the complex, Samsung Biologics has started building its second bio campus with four factories, investing a total of 7.5 trillion KRW, and Lotte Biologics is also planned to be established. To the north, the Yonsei Science Park (Phase 2 of Yonsei University International Campus) is under construction.


The transportation network is also good. It is convenient to access Aam-daero, which connects to the Second Gyeongin Expressway, Third Gyeongin Expressway, and Yeongdong Expressway via Incheon New Port Boulevard and Songdo Bio Boulevard, and the Metropolitan Area 2nd Ring Road, which will further improve metropolitan accessibility, is planned near the complex. Using Songdo Science Road, it is easy to move throughout Songdo, and public transportation is also convenient. Incheon Line 1’s Technopark Station and Campus Town Station are accessible, and Incheon National University Station, where the GTX-B line is planned, is about a 10-minute drive away.


‘Songdo Xi Punggyeongchae Granoble,’ located in Songdo-dong, Yeonsu-gu, Incheon, in five blocks of Songdo District 11 (Rc10~11, Rm4~6), consists of 23 buildings (21 apartment buildings and 2 officetel buildings), with units ranging from 39 to 208㎡, totaling 3,270 households (2,728 apartments / 542 officetels).


Blocks Rc10~11 consist of apartments ranging from basement level 1 to 29 floors above ground, while blocks Rm4~6 include apartments and officetels ranging from basement level 2 to a maximum of 47 floors above ground. The apartments range from 84 to 208㎡, totaling 2,728 units, and the officetels consist of 542 units of 39㎡ each.
