Gunsan Sees Job Growth, Spotlight on Beneficiary Complex 'ePyeonhansesang Gunsan Diocean Luce'

The news that Saemangeum is being developed as the optimal platform for the secondary battery industry has stirred the real estate market in the surrounding areas. This is because large-scale development is expected to increase job creation and demand for proximity between residence and workplace, as well as bring positive trickle-down effects such as revitalizing the local economy.


In November this year, the Prime Minister attended the groundbreaking ceremony for the early reclamation of Saemangeum National Industrial Complex Sections 3 and 7, designating the Saemangeum National Industrial Complex as the first investment promotion zone and a specialized secondary battery complex. He also declared a full commitment to this largest national project in Korea. This is seen as a strong indication of attracting and supporting companies within the Saemangeum National Industrial Complex.


In fact, private investment in Saemangeum reached 7.8 trillion KRW by November, with plans to achieve investment attraction of 10 trillion KRW by the end of the year. The industrial land in Sections 1, 2, 5, and 6 (5.3㎢), currently on sale, has already recorded an 84% sales rate, and the early reclamation of the remaining industrial land in Sections 3 and 7 was also carried out to meet the increased land demand.


It is not only about secondary batteries. In November, Gunsan City in Jeonbuk signed a business agreement with the Saemangeum Development Agency to build a smart seafood processing complex in the Saemangeum National Industrial Complex. This project, investing a total of 54.6 billion KRW in Section 2 of the Saemangeum National Industrial Complex, will establish seafood processing companies, seafood food research facilities and cooperation centers, and knowledge industry centers, scheduled for completion in 2025.


As these development projects gain momentum, Gunsan City in Jeonbuk is emerging as a representative beneficiary area. Gunsan also hosts the Hyundai Heavy Industries Gunsan Shipyard, which resumed operations this year. The shipyard plans to produce about 100,000 tons of ship blocks this year, generating sales of 180 billion KRW, and is steadily increasing its production workforce from about 500 to approximately 1,000 employees.


In addition, strong conglomerates such as Hyundai Doosan Infracore Gunsan Plant, CJ CheilJedang Gunsan Plant, and Tata Daewoo Commercial Vehicles are also located here. Among them, Tata Daewoo, which originated from the truck manufacturing division of the former Daewoo Motors, has its only domestic production base in Gunsan and is approaching a cumulative production of 5,000 units in the first half of this year.


Meanwhile, ‘e-Pyeonhansesang Gunsan The Ocean Luce’ by DL E&C, currently on sale in the Guam-dong area of Gunsan City, is located near the Gunsan General Industrial Complex, where CJ CheilJedang Gunsan Plant and others are situated, and offers convenient commuting to various companies in Gunsan National Industrial Complex and Gunsan 2 National Industrial Complex.


It offers a full 60% interest-free benefit on interim payments, so even if interest rates rise later, there is no impact on interest burden. Recently, many buyers face heavy burdens due to high interest rates when executing interim payment loans, but e-Pyeonhansesang Gunsan The Ocean Luce is attracting strong interest from actual buyers by offering a 60% full interest-free condition on interim payments.


Additionally, the contract deposit of 10% can be paid in three installments: 5 million KRW for the first, 15 million KRW for the second, and the remaining balance for the third. Especially, the third contract deposit comes with interest support, meaning that with a total of 20 million KRW until move-in, buyers can secure their home without worrying about additional financial burdens.


Meanwhile, the housing exhibition hall for e-Pyeonhansesang Gunsan The Ocean Luce is located in the Gyeongam-dong area of Gunsan City, Jeollabuk-do, and move-in is scheduled for July 2025.
