How Will Seodaemun-gu's Long-Awaited 'Yujin Mansion Over the Stream' Transform? Expected Perspective View

Seodaemun-gu (Mayor Lee Seong-heon) recently had the ‘Hongje District Center,’ covering an area of 42,572㎡ around 298-9 Hongje-dong, including Inwang Market and Yujin Mansion, selected as a target site for the ‘Seoul Metropolitan Area Transit Station Area Revitalization Project.’


Yujin Mansion is a mixed-use residential and commercial building constructed over Hongjecheon Stream in 1970. In the 1990s, with the construction of the Inner Circular Road, part of the residential building (floors 4 to 5 of Building B) was demolished.


The Hongje District Center development was initially promoted through the ‘Hongje 1 Urban Environment Improvement Project’ in 2010, but the district was deregulated due to resident conflicts. Various development methods were attempted afterward but failed to materialize.


In response, Seodaemun-gu formed a dedicated team this year to centralize project information at the district office and continuously provide project-related information to ‘land and other property owners.’ Additionally, the district held more than 40 individual and group meetings and briefings with residents to maintain active communication.


Furthermore, to investigate residents’ opinions on the project direction and discover the most feasible optimal project, various development methods were comparatively analyzed.


In June this year, at the ‘3rd Communication Forum with Residents,’ the district prepared a concrete and highly feasible project plan reflecting residents’ opinions to promote the development of the Hongje District Center using the ‘Seoul Metropolitan Area Transit Station Area Revitalization Project’ method directly chosen by residents. This plan received strong approval and was submitted to Seoul City.


The Seoul City Selection Committee evaluated the necessity of regional development and the high willingness of residents to participate in the project (approval rate of 74.1%) and designated the site as a target area.


With Seodaemun-gu’s Hongje District Center selected as a target site for Seoul City’s transit station area revitalization project, it is evaluated that a foundation has been laid for providing citizens with leisure spaces through the restoration of Hongjecheon Stream and for creating a waterfront emotional city and a landmark in the northwest area.

At the ‘Seoul Metropolitan Area Transit Station Area Revitalization Project Briefing’ held on the 21st of this month at Haha Hoho Hongje Village Vitalization Center in Hongje-dong, Lee Seong-heon, Mayor of Seodaemun-gu, said, “It is meaningful in that it presents a new direction for redevelopment projects based on residents’ understanding and communication rather than government-led initiatives.”


The district aims to establish the ‘Hongje District Center Transit Station Area Revitalization Project Maintenance Plan and Designation of Maintenance Area’ in 2024 and plans to create a development plan that fits the characteristics of the Hongje District Center and promotes regional revitalization through close consultation with Seoul City in the future.
