As Yeongju City in Gyeongbuk leaps forward as a high-tech industrial city, a large influx of high-income earners is expected. Consequently, attention is focused on the unprecedented luxury apartment complex ‘Yeongju Xi Signature,’ which is set to meet the needs of demanders. It is emerging as a landmark that will lead the local residential culture with a level of product quality rarely seen in the region.
In fact, Yeongju City recently received final approval in August for significant development projects. These include the Yeongju Advanced Bearing National Industrial Complex development project and the completion of the multipurpose dam ‘Yeongju Dam.’
First, the Yeongju Advanced Bearing National Industrial Complex, which received final approval from the Ministry of Land, Infrastructure and Transport, will be developed on a total area of 1.18 million square meters, including 710,000㎡ of industrial facility land, 50,000㎡ of support facility land, and 400,000㎡ of public facility land. It plans to accommodate 16 industries such as bearings (including front and rear), machinery, lightweight materials, and materials.
With the approval of the national industrial complex, Yeongju City plans to officially proceed with compensation procedures such as land compensation plan announcements and appraisals from the second half of this year, aiming to start construction in 2024 and complete it by 2027. Upon completion, it is expected to create a driving force for fostering advanced industries such as domestic bearing production centered in Yeongju, resulting in approximately 4,700 direct and indirect jobs, an increase of about 10,300 in population, and an economic inducement effect of 76 billion KRW.
Next, the Yeongju Dam development project, which involves an investment of over 1 trillion KRW, is also drawing significant attention. Yeongju City is planning to develop the area around the dam not only for flood control but also as a large-scale tourist complex. The plan is to establish it as a major cultural tourism industry hub equipped with tourism facilities, experiential spaces, and waterfront leisure sports areas.
In particular, the Yeongju Dam development project is expected to promote Yeongju’s growth by investing over 1 trillion KRW in 40 projects across four zones: the humanities and lifestyle zone, cultural hub zone, leisure sports zone, and ecological recreation zone.
A real estate expert stated, “With the expected influx of high-income earners due to large-scale development projects in Yeongju, there is growing demand for attracting luxury apartments that meet the needs of local residents. Especially since there is no major construction brand apartment that can symbolize Yeongju, if a complex like GS Construction’s ‘Xi’ is supplied, it is expected to attract high interest from demanders.”
Meanwhile, the unprecedented luxury brand apartment symbolizing Yeongju, ‘Yeongju Xi Signature,’ is set to be launched for sale in November, generating buzz. This complex, introduced by GS Construction, consists of 8 buildings ranging from 3 basement floors to a maximum of 27 floors above ground, with a total of 763 households and exclusive areas ranging from 84 to 117 square meters. The number of units by exclusive area is △84㎡A 415 units △84㎡B 42 units △84㎡C 166 units △102㎡ 67 units △117㎡ 73 units, characterized by mid-to-large sizes preferred by actual users.
Yeongju Xi Signature is currently running a photo participation event titled ‘Yeongju-ro-un, Xi-ro-un’ on its official website. Participants who find and submit images that best represent Yeongju Xi Signature will have their works selected for display at the future model house and receive prizes such as LG refrigerators.
Yeongju Xi Signature features a specialized design mainly with 4-5 bay slab-type layouts, and some types include three-sided balcony expansions. Dress rooms, pantries, and alpha rooms are arranged throughout the home to maximize space utilization. In particular, the kitchen is optimized for flow, making it convenient for various space uses.
Additionally, as the first Xi brand apartment introduced in Yeongju, Yeongju Xi Signature will offer diverse community facilities for residents. The complex will include a fitness center, golf practice range, sauna, daycare center, and a sky lounge book caf? (Club Cloud), among other community amenities.
The living environment is excellent with a pleasant atmosphere. A donated park approximately twice the size of a soccer field, about 4,000 pyeong, will be created on the south side of the complex. Cheoltan Mountain stretches to the northwest, and the layout utilizes the terrain to provide outstanding openness. Great effort has been made to secure beautiful views such as parks. Nearby, the Wondangcheon walking trail is also accessible, allowing residents to enjoy beautiful nature throughout the four seasons.
KTX Jungang Line, Yeongju Station, and Yeongju Bus Terminal are all within driving distance. Especially, once the Dodam~Yeongcheon double-track railway, currently under construction, opens as planned in 2024, travel time from Seoul Cheongnyangni to Yeongju will be reduced from the current 2 hours 30 minutes to about 1 hour 20 minutes.
There are also many industrial complexes nearby, making it convenient for living and working close by. SK Specialty General Industrial Complex, Gahung General Industrial Complex, Yeongju General Industrial Complex, and Yeongju Jangsu Agricultural and Industrial Complex are all commutable by car.
The model house is scheduled to be located in the Gahung-dong area of Yeongju City, Gyeongsangbuk-do.
