National Apartment Prices Increase Rate Narrows for 4 Consecutive Weeks... Seoul Gangbuk and Nowon Districts Decline

The nationwide apartment price increase narrowed for the fourth consecutive week. In Seoul, areas such as Gangbuk, Nowon, and Guro districts declined amid a wait-and-see stance.

According to the "Weekly Apartment Price Trend" announced by the Korea Real Estate Board on the 16th, nationwide apartment prices rose by 0.02% in the second week of November (as of the 13th), a smaller increase compared to the previous week (0.03%). The weekly growth rate has been declining for four consecutive weeks.


The apartment price increase rate in Seoul remained at 0.05%, the same as the previous week, with Gangdong District (0.12%), Yangcheon and Yeongdeungpo Districts (each 0.11%), and Yongsan and Seongdong Districts (each 0.10%) showing the largest increases. On the other hand, Guro District shifted to a decline (0.00% → -0.02%), and Gangbuk and Nowon Districts continued their downward trend at the same rate as the previous week (each -0.01%).


The Real Estate Board stated, "Intermittent transactions are maintained mainly in complexes with high preference and expectations for redevelopment projects, but overall, the market is showing a wait-and-see stance as transaction sentiment is dampened by the gap between buyers' and sellers' desired prices."


Apartment prices in Gyeonggi Province also saw a reduced increase from 0.05% to 0.03%. Anseong City (-0.10% → -0.01%) and Giheung District in Yongin City (-0.02% → -0.01%) narrowed their declines compared to the previous week, while some areas such as Cheoin District in Yongin City (0.00% → 0.01%) and Osan City (0.04% → 0.08%) saw larger increases, but overall, the trend was weaker than the previous week.


In Incheon (-0.02% → -0.04%), the decline widened. Jung District (0.07%) rose mainly in major complexes in Yeongjong Haneul New City, while Michuhol District (-0.18%), Bupyeong District (-0.11%), and Dong District (-0.09%) declined.


Apartment prices in provincial areas rose by 0.02%. The five major metropolitan cities turned to a 0.01% increase, and Sejong City also stopped its four-week decline, rising by 0.10%.


Nationwide jeonse prices (0.11%) continued to rise, but the increase slowed compared to the previous week (0.12%). Seoul, which had increased by 0.21% last week, rose by 0.19% this week. Among districts, Seongdong District (0.53%) showed the largest increase.


The Real Estate Board said, "While transactions in preferred complexes in major areas have slowed, jeonse prices rose mainly in complexes with good residential conditions or those perceived as relatively low-priced, such as small to medium-sized and older complexes."


Jeonse prices in Gyeonggi and Incheon rose by 0.21% and 0.05%, respectively. Provincial areas increased by 0.04%.
