Co-living House with High Resident Satisfaction 'Gasan Cellip'

- 20-Story Building with 386 Private Rooms and Various Community Spaces
- Reflecting 7 Major Trends in Fides Development Spaces

Recently, as the number of office workers in their 20s and 30s has increased, a type of shared housing called "coliving house" is gaining attention.

A "coliving house" refers to a residential form where both private and common spaces are enhanced compared to the conventional concept of shared housing, or "share house." In particular, it is safer in terms of security management than small studio apartments or officetels, with no concerns about lease fraud or rental contract issues. In addition to housing functions, it offers professional operation programs that improve quality of life, making it a total lifestyle center that attracts great interest from young office workers.

Amid this trend, the coliving house "Gasan Selip" in Gasan Mobius Tower, which has officially started operations in the Seoul Digital Industrial Complex, is drawing attention. Located within an 8-minute walk from Gasan Digital Complex Station, the station-area location offers affordable rent and high-quality community facilities, resulting in high satisfaction among residents.

The coliving house "Gasan Selip" in Gasan Mobius Tower can be accessed through a dedicated entrance after passing through the modern-feeling lobby on the first floor of the building. Taking the private elevator to the second-floor lounge, residents find a spacious kitchen equipped with premium appliances and dining tables of various sizes for comfortable meals. Inside, there is also a laundry room with large washing machines and dryers, as well as a fitness room (home gym) boasting garden views.

In the second-floor lounge, various people come and go?some working privately, others visiting the kitchen for meals, and some coming to exercise. The central dining area offers a wide-open view of the Seoul Digital Sports Ground through the windows, providing a strong sense of openness.

The spatial composition incorporates the "WE DO," "All in Vill," and "All in Room" trends from the "7 Major Space Trends" announced by Fides Development. After touring various coliving houses and synthesizing examples, three solutions?compact private rooms, abundant community facilities, and services from professional operators?were added to create an "urban lifestyle center-type coliving house."

After touring the second floor, we went straight up to the top floor, the 20th floor. The 20th floor houses a coworking space that can be used according to purpose, from single-person seats to 2-3 person seats and large conference rooms. Several residents were working remotely in various spots, and a study group discussion was underway in the conference room. Inside the coworking space, there is a phone booth for private calls, where a resident was found on a call. Next to the coworking space is an outdoor rooftop terrace where residents can enjoy views of Anyangcheon Stream while gathering or relaxing.

Another notable feature is the pocket lounges located on five spots every three floors from the 5th to the 17th floor. In the pocket lounges, residents can use reception rooms and lounges like living rooms, as well as home cinemas with large screens for immersive experiences, making them spaces where residents can invite friends and enjoy together.

Private spaces vary in size from 10.6 to 28.33 square meters of exclusive area. Most private spaces are designed with ceilings expanded to over 3 meters (3.7 to 3.1 meters) to foster creativity. Lofts are applied in duplex rooms, and when combined with the service balcony area, the actual usable space can be about 1.5 to 2 times larger than the exclusive area.

Each private space applies a full-furnished system. Built-in wardrobes and storage cabinets, kitchens equipped with sinks, system air conditioners, refrigerators, washing machines, and portable hobs are provided as standard. Additional daily necessities can be accessed through various services offered by the professional operator according to residents' needs.

The coliving house "Gasan Selip" in Gasan Mobius Tower secures a total of 386 private rooms within a 20-floor building. Since starting full-scale operations last August, the number of residents has rapidly increased, and all units are nearing full occupancy.

Especially, the proportion of residents in their 20s and 30s is overwhelmingly high. According to "Share House Wooju," which is responsible for community management and overall operations of Gasan Mobius Tower coliving house, about 80% or more of Gasan Selip residents are in their 20s and 30s. Most of them show high satisfaction with the affordable rent and the quality of community and ancillary facilities compared to officetels, studios, and other dormitory facilities in other areas.

C, a 30-something office worker residing in Gasan Selip, said, "Since I often have a lot of work, sometimes working late or on weekends, I looked for a place close to the company. Gasan Selip has cheaper rent than other places I checked out, and I really liked the community facilities where I can work remotely, like the 20th-floor lounge. If I don't change companies, I plan to stay here continuously."
