Survey of 1,000 People Including Pides Development
Reflecting 'Real Estate Market Improvement Outlook'
Thirteen percent of homeowners in the Seoul metropolitan area predicted that the market price of their current residence would increase one year from now. This figure represents a 7.7 percentage point increase from last year's 5.1%.
Fides Development, a comprehensive real estate development company, announced on the 14th that this result came from the '2023 Future Housing Consumer Perception Survey' conducted on 1,000 homeowners in the metropolitan area in collaboration with Daewoo Construction, Aegis Asset Management, Korea Asset Trust, and Haean Architecture.
Overall, 12.8% of respondents answered that the real estate market price of their current residence would 'rise' ('slightly rise' + 'rise significantly') one year from now. Looking at the yearly trend, the figure was 40.4% in 2015 and steadily decreased to 19.0% in 2018, then slightly increased to 21.9% in 2019, and surged to 53.6% in 2021.
The percentage of respondents who expected a price decline, which was 63.3% last year, sharply dropped to 34.5% this year. Regarding the level of influence that real estate policies have on future real estate transactions, 17.3% of respondents said 'there is an influence,' significantly down from 28.7% recorded last year.
When asked about the future changes in the real estate market, the highest response rate was 37.7% for 'regional disparities such as polarization will occur.' This was followed by 'a market focused on actual residents' (13.4%), 'a market focused on investors' (13.3%), and 'no change' (2.3%).
Regarding the preferred type of housing for future purchase, 82.9% of respondents chose apartments, making up the majority. Among non-subway station apartments and non-apartment properties near subway stations, non-subway station apartments were more preferred, recording 71.0%.
When considering important internal product factors in purchasing a house, the most selected was the view/scenery at 16.2%. 'Interior/style' rose from 7th place last year to 2nd place, while the previously top-ranked internal floor plan dropped to 3rd place.
Additionally, 45.9% of respondents said that senior communal housing complexes are needed due to the aging trend. Among them, 53.2% expressed willingness to move into senior communal housing complexes.
