Jukjeon-Bonri Intersection Reborn as Residential Hub, 'Believe Radice' Special Offer Now Available

Seodaegu, represented by Dalseo-gu and Jukjeon Intersection in Daegu, is shedding its outdated image and emerging as a new residential hub as a large-scale residential town is being developed and various infrastructures are improved.


Over the past three years (October 2020 to October 2023), 7,061 households have been supplied in the Dalseo-Jukjeon area, resulting in numerous newly built apartment complexes that have changed the skyline and overall scenery of the area. Additionally, the transportation network has been completely revamped with the establishment of the KTX Seodaegu Station, Daegu Metropolitan Railroad, and Daegu Industrial Line, as well as new road networks.


Moreover, the new Daegu City Hall, being constructed on the site of the former Duryu Water Purification Plant in Dalseo-gu, is planned to serve not only administrative functions but also as a complex administrative space that actively communicates with citizens and shares space, further enhancing living convenience.


As the area’s appearance has dramatically changed due to continuous development and reconstruction, the Daegu real estate market, which had been in deep stagnation, is now showing signs of warming up with complexes commanding premiums in the billions of won and the resolution of persistent unsold inventory.


For example, Suseong Beomeo W in Beomeo-dong, Suseong-gu, scheduled for occupancy in December this year, saw its 84㎡ unit change hands at a record high of 1.08 billion KRW in July, rising 350 million KRW from the initial sale price of about 730 million KRW. Also, the penthouse of ‘Doosan We’ve The Zenith’ in Beomeo-dong, Suseong-gu, with an exclusive area of 240㎡, was traded for 5.4 billion KRW in August, marking a 2.5-fold increase from the previous transaction price of 2.08 billion KRW in March 2015 and setting a new record.


There are also reports of complete sell-outs of previously unsold complexes. Beomeo Xi in Suseong-gu, which was launched in July 2022, was fully sold out in September after over a year of long-term unsold status, and Duryu Station Seohan Forest in Dalseo-gu also sold out, resolving unsold inventory in the Dalseo area.


Regarding this, an industry expert said, “The Daegu market, which experienced the largest decline amid the nationwide real estate market downturn, is showing signs of recovery first as it had fallen earlier. Recently, prices have been rising in areas like Songdo and Dongtan in the metropolitan area, which had also seen significant declines, indicating an upward trend centered on Daegu in the provinces.”


Meanwhile, as the Daegu real estate market gains momentum, attention is also focused on already supplied complexes. The most notable is ‘Billiv Radice,’ currently under construction by Shinsegae Construction, which recently changed its contract conditions in a special way.


A representative from the sales agency Avalon P&D stated, “Not only local demand in Daegu but also contract rates from outsiders from Busan, Ulsan, and Gyeongnam were high, which is analyzed as a result of the changes in contract conditions that attracted investors’ interest.”


They added, “The advantage of the complex is also significant due to its high ratio of rare medium-to-large units in the Jukjeon-Bonri area.”


Billiv Radice is located in the Bon-dong area of Dalseo-gu, the central district of Daegu, boasting a super high-rise building of up to 49 floors, with a total of 606 units comprising 520 apartments and 86 officetels.


Billiv Radice is equipped with excellent infrastructure emphasized in the housing market. Situated on Bonri Street, it offers easy access to various parts of Daegu via Guma-ro and Waryong-ro. Deokin Elementary School and Saebonri Middle School are within walking distance, and several schools such as Yedam School and Bonri Library are nearby.


Additionally, Haksan Park, covering approximately 660,000㎡, is located close by, providing a pleasant residential environment. Some units also offer views. Sports facilities, hospitals, and large supermarkets are conveniently accessible.
