On the 14th, Seoul City announced that the 20th Architectural Committee held the previous day approved the architectural review for the 'Donuimun 2 Redevelopment Promotion Zone Urban Maintenance-type Redevelopment Project.' Through this review, a total of 228 residential units can be supplied.
The 'Donuimun 2 Redevelopment Promotion Zone Urban Maintenance-type Redevelopment Project (Gyonam-dong, Jongno-gu),' located near Seodaemun Station on Subway Line 5, will consist of three buildings, ranging from six basement floors to 21 above-ground floors, including 228 residential units (77 public units, 151 sale units), office facilities, and neighborhood living facilities.
The project is planned with two residential buildings and one office building. The residential buildings will feature non-expandable open balconies to promote fa?ade diversity and various uses of balconies. The office building’s fa?ade design uses straight lines and segmented surfaces to harmonize with surrounding office facilities. Additionally, a public open space for pedestrians will be created between the residential and office buildings to enhance pedestrian convenience and improve urban aesthetics. On the lower floors of the complex, arcade-type commercial and neighborhood living facilities will be arranged to activate the pedestrian street.
The city also approved the architectural review for the 'Euljiro 3-ga 10th District Urban Maintenance-type Redevelopment Project (Euljiro 3-ga, Jung-gu),' located near Euljiro 3-ga Station on Subway Line 2. This area will have office and neighborhood living facilities ranging from eight basement floors to 21 above-ground floors. A public open space within the site will be planned as a resting and pedestrian area harmonized with greenery.
Through the architectural review, the linkage between low-rise neighborhood living facilities and open green spaces secured free movement for users and activated both interior and exterior spaces of the buildings. The public pedestrian passage on the east side of the project site will be connected with the external space development plan of the 11th district in the future, creating a public pedestrian passage including a large-scale open space.
Han Byung-yong, Director of Seoul City’s Housing Policy Office, said, “Since the establishment of new architectural review standards in May allowing protruding open balconies on buildings over 21 floors, various open balcony designs have been proposed for residential complexes. Going forward, the Architectural Committee will comprehensively review elements that enable residents to enjoy convenient and beautiful public urban landscapes.”
