Penthouse Included 'The Sharp Uijeongbu Station Link City' First Priority Subscription Today

The preference for complexes equipped with penthouses, symbols of luxury apartments, is increasing every year. This is because their rarity significantly drives up housing prices, and the symbolism of having a penthouse often elevates the entire complex to become a local landmark.

Penthouses are typically high-end residential spaces located on the top floors. Even within the same building, they feature larger areas with relatively luxurious interior, design, and architectural elements. Especially since complexes with penthouses are rare, when such complexes are built, they are recognized as the leading properties in the area based on their scarcity, making them very popular in the sales market.

In fact, the ‘Gangneung Ocean City I-Park’ penthouse in Gangneung, Gangwon Province, which was offered earlier this year, recorded the highest competition rate of 59.67 to 1 in the first priority subscription for the exclusive 100㎡ P type. This popularity was about three times higher than the overall average subscription competition rate of 18.21 to 1 for the complex.

Price increases have also been remarkable. The exclusive 290㎡ penthouse of ‘The Sharp Central Park 2nd Phase’ located in Songdo International City, Yeonsu-gu, Incheon, was traded for 4.1 billion KRW in February, rising by more than 1 billion KRW compared to 2.77 billion KRW in 2012. Additionally, it set a new record for the highest price among apartments traded in Incheon this year, proving its status as a landmark.

A sales official said, “Complexes with penthouses are usually located in affluent neighborhoods and become representative complexes through their symbolism, so the rate of housing price increase is often steep. Moreover, being on the top floor secures excellent views and sunlight, and the application of luxurious interior design also makes them very popular in the sales market.”

Meanwhile, a landmark complex with penthouses has announced its subscription. ‘The Sharp Uijeongbu Station Link City’ by POSCO E&C consists of 1,401 households from basement level 3 to a maximum of 48 floors above ground. The types are composed of ▲84㎡ with 1,058 households ▲112㎡ with 339 households, and penthouses of ▲162㎡ with 2 households ▲165㎡ with 2 households.

The subscription schedule accepts first priority applications on the 7th and second priority on the 8th. The winners will be announced on November 14, and the official contracts will be conducted over four days from November 27 to 30.

‘The Sharp Uijeongbu Station Link City’ boasts differentiated product qualities befitting POSCO E&C’s ‘The Sharp’ brand. First, the complex is mainly oriented southward to allow good sunlight and ventilation, and all parking lots are located underground to create a pleasant and safe ground-level space.

Also, a 4-BAY slab-type design is mainly applied to provide excellent openness and space utilization, and penthouses with 7-BAY layouts are supplied on the top floors. Various specialized floor plans using alpha rooms allow residents to customize the interior space according to family members and lifestyle.

Landscaping, which accounts for 61% of the complex’s land area, is also a point of pride. Residents can spend leisure time with their children in the spacious central garden called Nature Terrace, which combines fresh grass and water features, and the Splash Garden, a water playground. Additionally, the Permata Garden, a forest walking trail for families and friends to stroll and relax, will be created.

Various state-of-the-art community facilities, rarely seen in the area, will be provided on about 4,000㎡. For the first time in the region, an Edu & Business Lounge for children’s study, a Step Garden Cafe, a small library, Kids Station, daycare center, and care center will be established. Fitness facilities such as a fitness center, GX room, indoor golf practice range (with GDR), table tennis room, Pilates room, as well as convenience facilities like sauna (cold and hot baths) and coin laundry will also be created.

‘The Sharp Uijeongbu Station Link City’ is located in an area with excellent future value. With the return of Camp La Guardia, a former U.S. military base, about 30,000㎡ of parkland will be developed, providing a pleasant environment. Public complex buildings will include sports facilities (indoor swimming pool, rock climbing, jogging track, etc.) planned for residents’ convenience. It is within walking distance to Uijeongbu Station on Subway Line 1 and close to Hongseon Station on the Uijeongbu light rail. The suburban line connecting Neunggok Station to Uijeongbu is planned, and once the GTX-C line, scheduled to start construction this year, opens, it will take only five stops to reach Samsung Station.

Regarding education, residents can walk to Uijeongbu Seo Elementary School and Daon Middle School nearby, and it is also close to Uijeongbu Middle School and Uijeongbu Girls’ Middle and High Schools. Shinsaegae Department Store, Eulji University Hospital, CGV, Jeil Market, and Rodeo commercial district are also accessible.

A sales official said, “With the opening of the GTX-C line, commuting time to Gangnam will be greatly reduced, and once about 4,000 households of brand complexes planned around Camp La Guardia are completed, the residential environment is expected to improve significantly, which has led to many inquiries even before sales began. Having previously introduced excellent complexes such as ‘Jangam The Sharp Forest’, ‘The Sharp Park Avenue’, and ‘The Sharp Rhythm City’ in Uijeongbu, expectations for ‘The Sharp Uijeongbu Station Link City’ are high, and we will present it as a landmark complex representing the northern Gyeonggi region to meet those expectations,” he said.

‘The Sharp Uijeongbu Station Link City’ is operating a model house, and POSCO E&C, the construction company of ‘The Sharp Uijeongbu Station Link City’, recently opened the ‘The Sharp Gallery 2.0’ exhibition hall, a complex cultural space in Jagok-dong, Gangnam-gu, Seoul, offering customers a space to experience and feel the unique residential environment of The Sharp that realizes a green life.
