Gwanak-gu Sillim 7 District Redevelopment Project Begins... 1,402 Units to Be Built

Gwanak-gu (District Mayor Park Jun-hee) will conduct a public inspection for residents regarding the "Redevelopment Maintenance Plan Establishment and Maintenance Area Designation (Draft)" related to the Sinlim 7 District Housing Maintenance-type Redevelopment Project in the Sinlim-dong 675 area until November 13.


The Sinlim 7 District was selected as the final candidate site for Seoul City's Rapid Integrated Planning in December 2021. Since then, the district office has been carrying out administrative procedures, including preparing the maintenance plan through continuous consultations with Seoul City.


The area covers 76,880㎡ and is a mixed zone of Type 1 General Residential Area and Type 2 General Residential Area (up to 7 floors). There are 405 buildings in the district, with 87.9% classified as old and deteriorated buildings.


The district plans to change the land use of the area and apply a building coverage ratio of up to 60% and a floor area ratio of 215%, constructing 24 buildings with a maximum height of 25 floors, totaling 1,402 households.


By exclusive area, the supply will be ▲ 39㎡: 134 households (96 rental units) ▲ 59㎡: 393 households (101 rental units) ▲ 74㎡: 355 households (61 rental units) ▲ 84㎡: 487 households (34 rental units) ▲ 99㎡: 33 households.


Additionally, the district will install shared facilities such as senior centers, daycare centers, small libraries, and community rest areas within the district, striving to create a pleasant and clean living environment for residents.

After the public inspection, the district will seek opinions from the Gwanak-gu Council and plans to request the designation of the maintenance area to Seoul City early next year.


District Mayor Park Jun-hee stated, "We will make every effort to develop Gwanak-gu into a more livable residential area," and added, "The district office will also devote full efforts to ensure smooth designation of the maintenance area, so we ask for the residents' active interest and support."
