Knowledge Industry Center 'Pentaflex Metro' for Sale with Prime Location Near Busan Subway Station

The supply of knowledge industry centers has recently surged. Consequently, the polarization phenomenon based on region and marketability is intensifying day by day. According to FactoryOn by the Korea Industrial Complex Corporation, as of the end of June this year, there are a total of 1,507 knowledge industry centers nationwide. This represents a 10.08% increase compared to 1,369 centers as of June last year. The popularity of knowledge industry centers, which provide an optimized environment for corporate occupancy due to the increase in corporate startups, has risen.


For this reason, investors are emphasizing the 'sorting of gems from stones' to select good products. More people are carefully choosing whether the centers have various advantages such as transportation, hinterland demand, infrastructure, and differentiated specialized designs.


Amid this, there is a site gaining attention as a promising knowledge industry center in Busan, smoothly continuing sales contracts. It is 'Pentaflex Metro,' located in an ultra-close, ultra-station area directly above Dongmae Station on Subway Line 1.


This knowledge industry center is planned at an optimal location where one can enter the building immediately upon exiting the subway. Additionally, there is a bus stop right in front of the building, making commuting convenient. The better the public transportation network, the easier it is to secure manpower and facilitate movement for tenants and visitors, which tends to increase its value.


Furthermore, Busan's urban railway network expansion plan is underway, with the Sasang-Hadan Line (scheduled to open in 2024) and Hadan-Noksan Line (scheduled to start construction in 2026) planned. Once these lines open, it will be convenient to travel by subway to Busan New Port, Eco Delta City, and Myeongji District.


In addition, 'Pentaflex Metro' is set to be developed in the area that will benefit most from Busan's metropolitan transportation, with various metropolitan road networks nearby. It is connected to the Busan Coastal Circular Road within about a one-minute drive, and highway access via Sasang IC and Myeongji IC is also convenient. In February this year, the Busan Coastal Circular Road network was completed with the opening of the Jangpyeong Underpass. As a result, it is now possible to reach major Busan areas such as Centum, Busan Station, Busan New Port, and the planned Gadukdo New Airport within 30 minutes.


Another strength is its marketability. 'Pentaflex Metro' recently proved its product value by winning the Best Design Award in the Knowledge Industry Center category at the 2023 Future Architecture Culture Awards. It is the second project following 'Pentaflex Busan,' the largest knowledge industry center in the western Busan area, which sold out within just two weeks after its launch last year. It is highly praised for its differentiated specialized design unique to the 'Pentaflex' brand.


First, two large-scale loading docks are planned on the vehicle entry floor, and two large freight elevators (3.5t each) connect up to the 15th floor, providing excellent logistics convenience. A door-to-door drive-in system is also planned up to the 8th floor, allowing vehicles to enter right in front of each unit. The application of an 8.9-meter wide straight ramp allows 2.5t cargo trucks to move comfortably, and the floor height of 5.4 meters enhances space efficiency. Modular section offices of small sizes are configured from the 9th to the 15th floors, creating an environment suitable for startups and small businesses, adding to its competitiveness.


Within the complex, various support facilities are planned to enhance the business convenience of tenant companies. First, a street-type commercial area in an ultra-station area will house various commercial facilities of different industries. In addition, common facilities that improve work efficiency for tenant companies will be established, including a large lobby with reception space, a business center, shared meeting rooms, and multipurpose sports facilities. Green and rest areas such as rooftop gardens, sky gardens, cloud gardens, and entrance plazas totaling about 2,900 pyeong will be generously provided for employees and visitors, promising a one-stop business premium upon occupancy.


A sales official explained, "Interest-free loans will be provided for all interim payments, so only 10% of the contract amount needs to be paid until occupancy, and long-term low-interest financing of up to 70% to 80% of the sale price is also possible." He added, "Additionally, tax benefits such as a 35% reduction in acquisition tax and a 35% reduction in property tax are provided under current laws, minimizing the financial burden for companies."


Meanwhile, the promotional center for 'Pentaflex Metro' is located near Jangnim Station in Jangnim-dong, Saha-gu, Busan Metropolitan City.
