Specialized Design in 59㎡ by Kukpyeong... 'Cheolsan Xi Briere' for Sale

GS Construction's 'Cheolsan Xi Briere,' located in Cheolsan-dong, Gwangmyeong-si, Gyeonggi-do, has officially launched its sales. Cheolsan Xi Briere is attracting attention from buyers by presenting a differentiated specialized design compared to other complexes previously sold in Gwangmyeong.


Cheolsan Xi Briere is a large apartment complex consisting of 14 buildings ranging from 2 basement floors to a maximum of 40 floors above ground, with a total of 1,490 households. Among them, 393 units for general sale are all composed of a single exclusive area of 59㎡. By type, there are △59㎡ Type A with 110 units △59㎡ Type B with 81 units △59㎡ Type C with 131 units △59㎡ Type D with 14 units △59㎡ Type E with 57 units.


Due to the increase in small households and rising sale prices, demand for the 59㎡ exclusive area, known as the national standard size, is increasing compared to the 84㎡ size, which is traditionally preferred, raising expectations for high demand.


The complex arranges all units primarily facing south (southeast, southwest) to secure distance between buildings and enhance lighting and sunlight rights efficiency. Internally, each unit consists of 3 bedrooms, 2 bathrooms, a living room, and a kitchen, with features such as (large) dressing rooms, powder rooms, entrance storage, and pantries provided depending on the type.


Notably, the most eye-catching aspect of the complex is that all four slab-type structures?Types A, B, C, and D?are designed with 4 bays. The more bays there are, the better the lighting and ventilation, and when expanded, even units of the same size can secure more living space, making this highly preferred. In the sales market, 59㎡ units typically have 2 to 3 bays, but Cheolsan Xi Briere is rare in applying a 4-bay design to most types.


In fact, among the seven complexes sold in Gwangmyeong over the past year, only two applied a 4-bay slab-type structure to 59㎡ units. Even then, it was limited to 4 units in 'Cheolsan Xi The Heritage' and 16 units in 'Hoban Summit Grand Avenue.'


Cheolsan Xi Briere also paid attention to the design of Type E, which is a tower-type structure. For 59㎡ exclusive tower-type units, a lack of storage space has been a drawback, as many have either a dressing room or a pantry, or sometimes neither. For example, recently sold 'S Apartment' and 'T Apartment' only offered a dressing room as storage space in tower-type units.


However, Cheolsan Xi Briere provides both a dressing room and a pantry, and additionally secures ample storage space comparable to medium-to-large units with features such as a 'ㄷ'-shaped kitchen and built-in wardrobes (free of charge).


An industry insider said, "Recently, in Gwangmyeong, the sale price for 84㎡ units has reached up to 1.2 billion KRW, causing a significant rise in prices, which has increased demand for practical 59㎡ units. Looking at Trius Gwangmyeong, which held subscriptions this month, the 59㎡ type was fully subscribed in the first priority, while units 84㎡ and above moved to the second priority. It seems that buyers who were considering 84㎡ units due to financial burdens are now leaning towards Cheolsan Xi Briere’s 59㎡ units, which have well-designed floor plans."


Cheolsan Xi Briere also stands out with its premium landscaping design and community facilities characteristic of Xi (XI).


On the ground space of the complex, the central plaza called Elysian Lounge and the multi-purpose plaza called Wellness Plaza are located, along with various landscaped and convenience spaces such as children's playgrounds, themed gardens, and resident exercise facilities. A daycare center and kindergarten are also planned within the complex.


The community facility 'Club Xi-an' includes a fitness club, GX room, Pilates room, golf practice range, screen golf, dry sauna and shower rooms, a small library, and a reading room, allowing residents to enjoy various leisure activities and hobbies without having to go far.


Meanwhile, the subscription schedule for Cheolsan Xi Briere starts with special supply on Monday, October 30, followed by first priority on Tuesday, October 31, and second priority on Wednesday, November 1. The announcement of winners will be on Tuesday, November 7, and the official contract period will be held over three days from Tuesday, November 21 to Thursday, November 23.


The model house is located in Seoksu-dong, Manan-gu, Anyang-si, Gyeonggi-do, and move-in is scheduled for January 2026.
