Now, the sale price of the so-called “national standard” exclusive 84㎡ apartments has soared well beyond 1 billion KRW not only in Seoul but also in Gyeonggi Province. The “high sale price” label, which used to be attached only to luxury apartments, is now considered standard even in the outskirts of Seoul. The construction industry insists that the price increase is inevitable due to rising construction material costs and labor expenses, but prospective buyers facing heavier financial burdens are expressing considerable dissatisfaction.
In particular, in September, the Ministry of Land, Infrastructure and Transport announced an additional increase in the basic construction cost, which is the standard for calculating sale prices, suggesting that this upward trend in sale prices will accelerate further. This marks the third increase this year, following three increases last year as well.
A representative from the sales industry said, “In Seoul, the scarcity issue remains, causing construction costs to rise more rapidly, and prices of newly supplied complexes continue to rise in Gyeonggi Province and other regions as well. Now, buyers have to think that ‘the complexes being sold now are the cheapest’ and take on the challenge of applying for them.”
Amid the continuous success of newly supplied apartment complexes in Gyeonggi Province, the “Gwangmyeong Xi The Sharp Forena” supplied in May recorded a highest sale price of 1.0455 billion KRW for the exclusive 84㎡ units, yet it was sold out early with a first-priority subscription competition rate of 10.5 to 1. Similarly, the “Geomdan New Town Lotte Castle Nextiel” in Seo-gu, Incheon, which held its subscription this month, attracted 19,737 applicants for 177 first-priority subscription units (excluding 195 special supply units), successfully closing all housing types.
In this context, the recently launched “Dior Nine Anyang Station” is also drawing attention. Located in the heart of Anyang, it is the only high-end branded residential product in the area and is equipped with various development benefits nearby. Moreover, it is known to offer a reasonable sale price compared to other projects, making it a focal point of interest.

Furthermore, the complex boasts excellent transportation connectivity. A new Anyang Station on the Wolgot?Pangyo Line (currently under construction) is planned within a 5-minute walk.
