Recently, new complexes actively offering expanded financial benefits have attracted attention. As loan interest rates rise again, increasing financial burdens, complexes with more certain financial benefits are securing strong competitiveness in the sales market.


For example, ‘e-Pyeonhansesang Heyri,’ supplied in the Tanhyeon-myeon area of Paju-si, Gyeonggi-do, changed its contract deposit payment conditions after sales began. Buyers only need to pay half of the 10% deposit, i.e., 5%, and the remaining 5% can be financed through interest-free loans. This allows buyers to secure their homes by paying a deposit of about 20 million KRW without additional costs until move-in, leading to all 1,057 households being fully contracted by August.


In the case of ‘The Sharp Arte’ supplied in Michuhol-gu, Incheon, the deposit was reduced from 10% to 5%, and interest-free benefits on interim payments were provided, recently completing contracts for the remaining units. Also, ‘Wanggil Station Kumho Eoullim Edugreen’ in Seo-gu, Incheon, offered a 5% deposit and 60% interest-free interim payments, resulting in a full sell-out of all units in September.


Meanwhile, a complex offering exceptional financial benefits in Gwangju is drawing attention. ‘Hillstate Shinyong The River,’ launched by Hyundai Construction in Buk-gu, Gwangju, recently revised its deposit payment terms. Buyers only need to pay 5% for the deposit and 5% for the interim payment, with the remaining 90% balance payable upon move-in. In other words, by paying about 80 million KRW, equivalent to 10% of the sale price for a 104㎡ unit, buyers can secure their home without additional financial burden until move-in.


This financial benefit, rarely seen in the Gwangju sales market, is expected to encourage many non-homeowners to actively take advantage of this opportunity to purchase homes. Experts also believe that with careful selection, this benefit will provide a good opportunity for those who previously gave up on subscription and younger generations to purchase new complexes.


Additionally, since contracts are being conducted on a first-come, first-served basis with designated buildings and units, there is the advantage of being exempt from various regulations. For first-come, first-served contracts, anyone aged 19 or older can purchase regardless of residence area restrictions or home ownership status, including both household heads and members. Especially since a subscription savings account is not required, this is emerging as a breakthrough for young generations such as single-person households and newlyweds who are disadvantaged in point-based competitions. Furthermore, the sale rights obtained through first-come, first-served contracts are not counted as housing when applying for future subscriptions, reducing the burden.


The differentiated product design, rare in the area, is also noteworthy. Hillstate Shinyong The River has a building-to-land ratio of 12.94%, maximizing the distance between buildings, and significantly expands walking paths, play areas, and resting spaces in the above-ground area, ensuring a pleasant living environment while minimizing privacy intrusion. Additionally, water features similar to those in luxury resorts are applied at the complex entrance to enhance elegance, and a themed garden decorated with various plantings is created along the central plaza, allowing residents to enjoy natural surroundings within the complex. Moreover, six tea houses, five specialized playgrounds, and multi-purpose sports facilities are included.


Community facilities within the complex include a fitness center, indoor golf practice range, H i-Sup, H With Pet, a small library, reading rooms, and a guest house. Furthermore, the apartment distinguishes itself as a high-quality residence by specializing in interior finishing materials, landscaping, exterior walls, landscape lighting, underground parking, and gates and main buildings within the complex.


Meanwhile, Hillstate Shinyong The River consists of 19 buildings ranging from two basement floors to 29 above-ground floors, with a total of 1,647 units sized between 74 and 135㎡. The model house is located in Yuchon-dong, Seo-gu, Gwangju Metropolitan City.
