‘Pyeongtaek Jinwi Ssangyong Smart Urban’ Private Rental Apartment Supply

‘Pyeongtaek Jinwi Ssangyong Smart Urban’ Private Rental Apartment Supply

A 10-year private rental apartment is set to be supplied in Pyeongtaek, Gyeonggi Province. At the center of this is the long-term lease apartment ‘Pyeongtaek Jinwi Ssangyong Smart Urban,’ built through the Gagok 2 District urban development project in Pyeongtaek City.

Pyeongtaek Jinwi Ssangyong Smart Urban will be constructed in the Gagok-ri area of Jinwi-myeon, Pyeongtaek City, consisting of 14 buildings ranging from 2 basement floors to a maximum of 29 floors, with a total of 1,228 households. All units will be composed of highly preferred residential types with exclusive areas of 77 to 84㎡. Ssangyong Construction is the scheduled contractor.

This complex is a private rental apartment where residents can live worry-free without moving for up to 10 years. After the 10-year lease period, it converts to sale, with priority given to current tenants. Amid soaring apartment prices mainly in the metropolitan area, the move-in conditions of Pyeongtaek Jinwi Ssangyong Smart Urban are expected to offer significant advantages to housing demanders.

Additionally, this complex does not require a subscription savings account for housing, and even homeowners can sign contracts. There are no tax burdens such as acquisition tax, comprehensive real estate tax, or property tax, and residents can live at reasonable rents regardless of the local housing price market.

The Jinwi area where Pyeongtaek Jinwi Ssangyong Smart Urban is located offers optimal workplace and residential accessibility, being close to Jinwi 2 and 3 General Industrial Complexes, LG Digital Park, and Samsung Namsa District. Notably, about 300 trillion KRW will be invested within 7 km to build the world’s largest Yongin Semiconductor Cluster, drawing attention as a beneficiary area. Once completed, the Yongin Semiconductor Cluster is expected to generate about 700 trillion KRW in production effects and create 1.6 million jobs, positioning it as Korea’s representative semiconductor hub.

Industry experts also foresee this area becoming the second Pangyo or Godeok. Just as Pangyo New Town rose as a representative affluent area in Gyeonggi Province with the creation of Pangyo Techno Valley, and Godeok International City rapidly grew based on the Samsung Semiconductor Campus, the Jinwi area is predicted to experience similar effects through the establishment of the Yongin Semiconductor Cluster.

This trend is also confirmed in the sales market; for example, newly supplied apartments around Samsung Electronics Pyeongtaek Campus this year?such as ‘Godeok Xi Centro,’ ‘Jije Station Semiconductor Valley Jeil Punggyeongchae 2BL,’ and ‘Hoban Summit Godeok New Town Phase 3’?all achieved 100% sell-out in a short period.

Pyeongtaek Jinwi Ssangyong Smart Urban also boasts solid transportation networks. Jinwi Station on Subway Line 1 is located nearby, and access to Seoul and the entire metropolitan area is convenient via SRT Jije Station and the Namji Jinwi IC on the Gyeongbu Expressway.

Furthermore, representative elementary, middle, and high schools of Jinwi such as Jinwi Elementary, Galgot Elementary, Jinwi Middle, and Jinwi High are all adjacent, and it is convenient to commute to the large academy districts formed in Osan, boasting an excellent educational environment. In addition, it covers the living areas of Dongtan, Osan, and Pyeongtaek, allowing residents to enjoy various shopping, financial, and leisure facilities.

An official from the Pyeongtaek Jinwi Ssangyong Smart Urban project stated, “We are introducing Jinwi’s first large-scale branded apartment as a 10-year private rental apartment,” adding, “We expect it to attract great attention from both demanders who want to move in and those seeking rental income through re-leasing.”

Meanwhile, the housing promotion center for Pyeongtaek Jinwi Ssangyong Smart Urban is scheduled to open to the general public in October.
