Residential Office-Tel Enjoying Mall Proximity 'ePyeonhansesang City Cheonan Asan Station' [e-Pyeonhansesang City Cheonan Asan Station Perspective View]

The preference for so-called ‘mall zone’ complexes, located in areas where department stores, large shopping malls, and movie theaters are concentrated, is increasing. Typically, these large shopping malls are established only in areas with abundant demand, as well as well-equipped residential and transportation facilities, which leads to a high evaluation of their future value.


According to actual transaction data from the Ministry of Land, Infrastructure and Transport, the ‘e-Pyeonhansesang City Samsong 3rd Phase’ in Goyang, Gyeonggi Province, with a floor area of 82㎡, was traded for 600 million KRW in July, rising by more than 200 million KRW compared to 370 million KRW at the end of 2019. It has secured a mall zone location with nearby Starfield Goyang, Traders Wholesale Club Goyang, and Hanaro Mart Samsong, emerging as a landmark leading the local market prices.


The ‘e-Pyeonhansesang City Gwacheon’ located in Gwacheon is also regarded as a leading property in terms of market price. This complex enjoys a central commercial district near Government Gwacheon Office Station, as well as large marts like E-Mart. The 59㎡ unit in this complex rose from 546.3 million KRW in November last year to 615 million KRW in July, an increase of over 60 million KRW, and it accounts for 7 out of the top 10 most expensive residential officetel transactions in Gwacheon, leading the market prices.


A real estate expert said, “Locations with a concentration of large convenience facilities indicate strong demand and well-established transportation conditions that allow customers to use the facilities conveniently, which inevitably raises real estate value. As apartment prices fluctuate again mainly in the metropolitan area, attention is shifting to residential officetels, so aiming to own a home in a mall zone complex is also a good option.”


Amid growing interest from buyers in mall zone residential areas, ‘e-Pyeonhansesang City Cheonan Asan Station’ in Asan, Chungnam, is attracting attention.


Constructed by DL Construction, the residential officetel ‘e-Pyeonhansesang City Cheonan Asan Station’ is scheduled to be supplied in October in Jangjae-ri, Baebang-eup, Asan-si, Chungcheongnam-do. It consists of two buildings with 396 units, ranging from basement level 6 to a maximum of 46 floors above ground, all units featuring the highly preferred 84㎡ floor area.


Within the Pentaport, which is planned to be connected to the project site by a sky bridge, there are E-Mart, an outlet, and CGV, and Galleria Department Store and Traders Wholesale Club are also within walking distance.


e-Pyeonhansesang City Cheonan Asan Station is located at the center of Cheonan Buldang New Town and Asan New Town, allowing residents to enjoy both living zones. It is receiving significant interest and high expectations not only from local real demand but also nationwide.


The pleasant green environment is also notable. With abundant greenery such as Jangjaecheon walking trail, Jangjaecheon Lake Park, Yonggok Park, Jisan Sports Park, and Haneulmaji Park, a comfortable living environment is expected.


e-Pyeonhansesang City Cheonan Asan Station does not require a subscription savings account for application, and nationwide subscription and resale of pre-sale rights are possible. Interest-free benefits are also provided for interim payment loans, reducing the financial burden on buyers. The sales promotion center is located in Buldang-dong, Seobuk-gu, Cheonan-si, Chungcheongnam-do, and is scheduled to open in October.
