As the number of dual-income couples in their 30s and 40s, the main demand group in the real estate market, increases, apartments close to both workplaces and educational facilities are gaining popularity.
According to the Korea Real Estate Board, the number of apartment sales transactions in the metropolitan area from January to August was 116,159, an increase of about 77.32% compared to the same period last year (65,509 transactions). Among these, transactions by people in their 30s and 40s accounted for 35,510 and 30,693 respectively, making up 56.99% of the total. This is the highest figure since the survey on purchase age groups began in 2019.
Additionally, the proportion of dual-income households among the 30s and 40s age groups is also noteworthy. According to data on dual-income household rates released by Statistics Korea, as of 2022, the dual-income household rate for those aged 30-39 was 54.2%, a significant increase from 41.5% in 2013. For those aged 40-49, it was 55.2%, up 4.6 percentage points from 50.6% in 2013.
Those who have long held a key position in real estate demand prioritize child education and proximity to work when choosing a home. As the number of children per household has decreased, families focus more on their children's safety and education and aim to increase the time spent at home after work.
In fact, according to the August issue report titled ‘Home Ownership and Childbirth of 3040 Families with Children: Selection Criteria and Obstacles’ published by the Korea Research Institute for Human Settlements, the biggest factor influencing the choice of current residence was the educational environment for children, such as schools and academies (32.4%), followed by housing prices and rent (24.4%), and distance to workplace (17.1%).
An industry insider said, “As the proportion of dual-income households continues to rise, apartments near schools where harmful facilities cannot be established and those with convenient commuting to workplaces are becoming increasingly popular. Since prices are very high in areas like Gangnam, Jongno, and Yeouido where companies are concentrated, real demand buyers are flocking to the Gyeonggi region, which offers convenient access to these areas and well-established educational environments.”
Among these, an apartment complex in Cheolsan-dong, Gwangmyeong-si, Gyeonggi Province, which offers excellent educational environments and proximity to workplaces, is attracting attention ahead of its sale.
‘Cheolsan Xi Briere,’ introduced by GS Engineering & Construction through the reconstruction and maintenance project of Cheolsan Jugong Complexes 10 and 11, is the project in question.
