37 Tower The First Geumsa is situated in Geumsa-dong, Geumjeong-gu, Busan Metropolitan City. It is developed with a total floor area of 35,236.50㎡, spanning from 2 basement levels to 15 floors above ground, and is a knowledge industry center combining manufacturing and office types. The project is implemented by Daeshin Asset Trust, constructed by Hwaseong Development, and IBK Securities participates as the lead financial institution.


The Geumsa Industrial Complex area, where the project site is located, is part of the Busan city-led ‘Centum Technovillage’ development project, a cluster creation initiative linked with surrounding advanced industrial complexes such as Centum 2 District Urban High-Tech Industrial Complex, Seokdae 2, and Hoedong Seokdae. It is expected to become a new growth engine for Busan’s economy by utilizing local resources through improved residential conditions, increased business establishments, and easier workforce supply.


In particular, the Centum 2 District Urban High-Tech Industrial Complex development project, covering 1,912,440㎡, has gained momentum with the enactment of the ‘Urban Convergence Special Zone Act.’ An advanced ICT convergence knowledge-based service industry valley linked with Centum City is scheduled to be established by 2027, further enhancing its future value.


The transportation environment, which drives corporate demand, is also excellent. Busan Subway Line 4’s Geumsa Station and Seodong Station are within a 5-minute walk, allowing easy access throughout Busan. It boasts outstanding logistics connectivity with major roads such as Beonyeong-ro, Bansong-ro, Suyeong Riverside Road, and the Gyeongbu Expressway. Optimized transportation and road networks, abundant hinterland demand, and development prospects provide a pleasant working environment and advantageous location as a business hub, attracting significant interest from smart companies.

It features a high floor height design of up to 5.9 meters considering manufacturing characteristics and secures a robust working environment with a design load of up to 1.2 tons per square meter to safely accommodate large equipment.


Additionally, it includes a drive-in system where vehicles can enter directly inside the building for parking right in front of office doors and simultaneous loading and unloading of cargo, as well as a door-to-door system. The facility is equipped with a wide 6.5-meter drive-in road allowing two-way traffic for large vehicles and freight elevators capable of carrying loads up to 2.5 tons. For a comfortable working environment, rest areas such as terrace gardens and rooftop gardens are provided throughout the building.


A representative of 37 Tower The First Geumsa stated, “With abundant development benefits such as the vision of the Centum 2 District Urban High-Tech Industrial Complex and the Geumsa Industrial Complex Centum Technovillage construction project, it will be a great advantage for tenant companies.” They added, “It is a knowledge industry center focused on providing an efficient working environment with designs specialized for manufacturing.” They also noted, “Since it is located in a semi-industrial zone, the move-in procedures are relatively simple, and various tax benefits are provided to reduce the economic burden on small and medium-sized enterprises.”


37 Tower The First Geumsa plans to offer interest-free loans covering the entire intermediate payment, requiring tenants to pay only 10% of the contract amount until move-in. According to current laws, actual tenant companies receive tax reduction benefits including 35% acquisition tax, 35% property tax, and 100% corporate tax exemptions. There are no resale restrictions, and management fees are affordable. Construction began in August and is scheduled for completion in January 2026.


The promotional center is located on Centumdong-ro, Haeundae-gu, Busan Metropolitan City.
