As the Urban Convergence Special Zone Act for five metropolitan cities including Daejeon passed the National Assembly's Land, Infrastructure and Transport Committee bill subcommittee on May 30, Daejeon, where the project is progressing the fastest, is drawing attention as a beneficiary area.
Daejeon, where the project is advancing most rapidly nationwide, is evaluated as the region that can most faithfully embody the various supports provided by the Urban Convergence Special Zone. The Daejeon city government plans to invest KRW 2.329 trillion by 2031 to create an urban convergence special zone in the Daejeon Station area (1.02 million㎡) and the Seonhwa district (210,000㎡), which includes the former Chungnam Provincial Office site. Centered around the Daejeon Station area, public institutions will be relocated and science and technology and corporate platforms will be established, while the Seonhwa district is envisioned as a space for startup entrepreneurship and youth residential areas.
Although the Urban Convergence Special Zone recently completed its basic plan, progress had stalled due to the absence of a law providing legal and financial support for the project. However, with the recent passage of the related law through the Land, Infrastructure and Transport Committee bill subcommittee, it is expected that the project will gain renewed momentum.
Meanwhile, ‘Hillstate Seonhwa The Wise,’ a high-rise residential-commercial complex apartment currently being sold by Hyundai Construction in Seonhwa-dong, Jung-gu, Daejeon Metropolitan City, is highly valued for its future potential. This is because the complex is adjacent to the Seonhwa district and Daejeon Station area, which have been designated as Urban Convergence Special Zone project districts.
The Urban Convergence Special Zone is a project that establishes a high-density complex innovation space preferred by companies and youth in major urban centers with growth potential, integrating industry, residence, and culture, and linking corporate support policies from related central administrative agencies. The ultimate goal is to attract young talent and companies to revitalize the region. Once developed as an Urban Convergence Special Zone, the abundant demand generated by jobs is expected to enhance liquidity and even lead to housing price increases.
Additionally, Daejeon is expected to benefit from being finally selected as a candidate site for the ‘Nano-Semiconductor National Industrial Complex.’ It is planned to be developed on a scale of 5.3 million㎡ (1.6 million pyeong) in the Gyochon-dong area of Yuseong-gu, Daejeon, attracting related industries such as nano-semiconductor, new growth industries like aerospace, and urban air mobility (UAM), aiming to become a high value-added advanced industrial cluster.
The project period is from this year to 2030, with a total project cost of KRW 3.4585 trillion. The project implementer will be selected in the second half of this year, and from next year, procedures such as preliminary feasibility studies and lifting of development restrictions will proceed. In particular, the city expects economic ripple effects including a production inducement effect of KRW 6.2 trillion and employment creation of 35,000 jobs through the development of the nano-semiconductor national industrial complex.
Hillstate Seonhwa The Wise is being built as a station-area complex within walking distance of Jungangno Station on Daejeon Subway Line 1. Using Line 1 Jungangno Station, it takes about 5 minutes?just one stop?to reach Daejeon Station (subway, KTX·SRT Gyeongbu Line). A new station, Jungchon Station, on the Chungcheong Regional Rail is planned near the project site, and once the second phase of the Chungcheong Regional Rail (planned) is confirmed, it will connect Sintanjin to Cheongju Airport, further enhancing transportation convenience.
Excellent educational environment and convenience facilities are also strengths. The complex is near prestigious school districts including Seonhwa Elementary School, Chungnam Girls’ Middle and High School, Daeseong Middle and High School, and Bomun Middle and High School, and residents can easily access the Dunsan-dong academy district. The complex has signed a business agreement with ‘DOPDA,’ a top-tier domestic VIP concierge service company, to provide high-quality face-to-face concierge services. These include ‘garbage disposal agency service’ (using general volume-based waste bags, including food waste), and a ‘kids care service’ where English-speaking concierges converse with children in English. Additionally, non-face-to-face reimbursable services are offered, recommending agencies for cleaning, car washing, laundry, organizing and storage, education, airport reception, and golf course reception. Hillstate Seonhwa The Wise plans to provide these concierge services for two years, after which residents can freely negotiate continuation.
As an education-specialized apartment, it offers various educational systems and programs. Notably, the entry of ‘Daechi Nuri Education,’ a famous academy brand staffed by instructors from the Daechi-dong academy district, has been confirmed.
Community facilities have also been established to enhance residents’ diverse lifestyles and quality of life. A kids-specialized space called H-iSop (indoor children’s playground) has been created to secure a safe play area for children, and shared dining spaces have been introduced where residents can have simple meals or conversations with family and acquaintances. The complex will include sports facilities such as an indoor golf practice range (GDR), screen golf room, and fitness center for residents’ health, as well as daycare centers, child care centers, and libraries for children. Additionally, various community facilities such as residents’ common facilities and senior centers are planned.
Costco and Homeplus are located near the complex, and it is close to Daehung-dong Cultural Street and the Dunsan and Tanbang-dong commercial districts, enabling convenient living. It is also adjacent to the Dunsan district, the educational, living, and administrative center of Daejeon, making it easy to access major public facilities such as City Hall, the Office of Education, Police Agency, Prosecutor’s Office, and courts, as well as various cultural and convenience facilities including Galleria Department Store, Lotte Department Store, and the Arts Center.
Hillstate Seonhwa The Wise will be developed with five buildings ranging from five basement floors to 49 above-ground floors, comprising a total of 851 households with exclusive areas from 84㎡ to 174㎡. All units are characterized by medium to large sizes with high scarcity value.
Meanwhile, the Hillstate Seonhwa The Wise model house is currently open.
