Siheung-daero Side Street Height Limit Raised Up to 20m... New Transit-Oriented Complex Development Expected Around Sinansan Line Siheung Sageori Station Area
Geumcheon-gu (Mayor Yu Seong-hoon) announced that the amendment to the Geumcheon-gu Core District Unit Plan has been approved with modifications.
The Geumcheon-gu Core, located in the Siheung-dong 994 area and covering 797,600㎡, has experienced slow development due to various constraints despite being the administrative and commercial center of Geumcheon-gu.
First, the height standards for the back streets of Siheung-daero will be raised by 10 to 20 meters. This applies when certain conditions are met, such as joint development with adjacent land. Additionally, to systematically manage the Shinansan Line station area scheduled to open in 2025, part of the area within a 250-meter radius of Siheung Sageori Station has been incorporated into the Geumcheon-gu Core.
Furthermore, the special planning zone for Daemyeong Market, which had long faced difficulties in joint development agreements among multiple owners and thus stalled the project, has been abolished and replaced with a special planning possible zone. This allows for voluntary joint development based on the development intentions of some owners, promoting new construction and regional development.
Yu Seong-hoon, Mayor of Geumcheon-gu, stated, “Through the reorganization of the district unit plan, complex urban development combining commercial, business, and cultural functions around the main axes of Siheung-daero and Geumha-ro, the center of Geumcheon-gu, has become possible. With the addition of the Shinansan Line station area development, we expect to strengthen the role and function of Geumcheon-gu as a central hub.”
The amended district unit plan will be finally decided and announced within the year after a public re-review by residents.
