As Seoul housing prices soar to unprecedented heights, areas adjacent to Seoul in the Gyeonggi Province are attracting attention as 'housing price refuges,' drawing the interest of buyers.
In fact, apartments in Seoul have recently been setting new record prices in various locations, and with all areas except the Gangnam 3 districts and Yongsan-gu being exempt from the price ceiling regulation, pre-sale prices are rising day by day.
Recently, a 155㎡ unit in ‘Shinhyundai 12th’ located in Apgujeong-dong, Gangnam-gu, Seoul, was traded for 6.15 billion KRW in August. This price rose more than 1 billion KRW within three months after dropping to 5.1 billion KRW in May this year, following a record high of 5.9 billion KRW in April last year.
The same trend is seen in the northern part of Seoul. An 84㎡ unit in ‘Mapo Prestige Xi’ in Yeomni-dong, Mapo-gu, changed hands for 1.92 billion KRW in September, rising 80 million KRW from the previous highest price of 1.84 billion KRW. The 198㎡ unit in ‘Acro Seoul Forest’ in Seongsu-dong was sold for 9.9 billion KRW in August, breaking the previous record of 9.5 billion KRW set in July.
The upward trend in pre-sale prices is also steep. According to Real Estate R114, the average pre-sale price per 3.3㎡ of apartments in Seoul rose 16.4% from 25.39 million KRW in the first quarter to 30.17 million KRW in the second quarter of this year. In the third quarter, Seoul’s pre-sale price surpassed 37 million KRW, reaching 37.07 million KRW.
A real estate expert explained, “With construction costs soaring, pre-sale prices are inevitably on a continuous upward curve. In Seoul, existing properties are setting new record prices, and pre-sale prices of new complexes are rising every time, leading more buyers to turn their attention to neighboring areas of Seoul.”
Given this situation, demand is focusing on areas with excellent accessibility to Seoul and relatively reasonable housing prices. Bucheon City is emerging as a representative neighboring area of Seoul. Bucheon is known for its quick access to Seoul via Subway Lines 1 and 7, Gyeongin Expressway, and the Seoul Ring Expressway, making it a popular relocation destination for those working in Seoul.
