The area around 267-1 Hongje-dong, Seodaemun-gu, Seoul, densely populated with semi-basement houses, has been selected as the 4th candidate site for Seoul City's Rapid Integrated Planning Private Redevelopment.
On the 21st, Seoul City held the 4th Rapid Integrated Planning Private Redevelopment Candidate Site Selection Committee and announced on the 22nd that one site in the 267-1 Hongje-dong area (28,270㎡) was selected as a candidate site.
The candidate site selection method for rapid integrated planning private redevelopment, which was conducted once a year, was changed in May this year to allow for rolling applications and monthly selections. Including the newly selected candidate site, the total number of rapid integrated planning private redevelopment candidate sites has reached 49.
The candidate site selection review was conducted on areas recommended by autonomous districts to Seoul City by August, among resident-applied zones that requested final review. The selection committee comprehensively reviewed quantitative evaluation scores based on selection criteria, district characteristics, resident approval rates, resolution of reasons for non-selection, project mixing status, and project feasibility.
The selection committee consisted of related experts and city council members. During the evaluation, they selected areas suitable for redevelopment conditions, considering factors such as the proportion of semi-basement houses vulnerable to flooding and other safety concerns, as well as aged and deteriorated residential areas.
According to the anti-speculation measures for redevelopment candidate sites, the rights assessment reference date for areas selected within 2023 will be officially announced as January 28 of last year. Not only the selected candidate sites but also non-selected areas will be designated as ‘Building Permit Restriction Zones’ and ‘Land Transaction Permission Zones’ through subsequent procedures.
Han Byung-yong, Director of Seoul City's Housing Policy Office, stated, “The selected candidate sites have strong resident support for redevelopment projects and a high proportion of semi-basement houses, indicating a need for residential environment improvement. It is expected that continuous improvements in pedestrian and transportation environments will be possible by linking with nearby areas such as the Hongje 3 Housing Redevelopment Zone.”
