- Sinpyeong and Jangrim Industrial Complexes Selected as Candidates for the Ministry of Land, Infrastructure and Transport's Aged Core Industrial Complex Competitiveness Enhancement Project, Drawing More Attention
As Busan City continues to promote the industrial complex restructuring project followed by the industrial complex grand renovation plan, a revolutionary change is anticipated in the western Busan area.
In May of last year, Busan City announced a plan to invest 8.6796 trillion KRW to create an innovative industrial complex where industry, environment, and people coexist. The plan aims to lead future new industries through customized industrial complexes by establishing an urban-type convergence and complex industrial complex to build an ecosystem for future new growth industries. Based on this plan, the city intends to simultaneously promote the grand renovation and clustering of existing industrial complexes.
The grand renovation project consists of a total of 32 projects with a confirmed budget of 1.0691 trillion KRW. Busan City plans to develop Noksan National Industrial Complex, which was selected as a base industrial complex and smart green industrial complex, along with the connected industrial complexes such as Sasang Industrial Area, Sinpyeong-Jangnim Industrial Complex, and the connected Jisa area, into a smart logistics-linked smart green mobility core materials-parts-equipment (SoBuJang) hub complex.
Meanwhile, in April, the Ministry of Land, Infrastructure and Transport and the Ministry of Trade, Industry and Energy selected the Sinpyeong-Jangnim Industrial Complex area as a candidate site for the aged base industrial complex competitiveness enhancement project district scheduled to be implemented next year. This project supports the growth of aging industrial complexes to serve as hubs for regional industry strengthening and job creation in response to the rapidly changing industrial environment. The Sinpyeong-Jangnim Industrial Complex area presented a vision of creating an advanced manufacturing hub where industry, environment, and people coexist and drive regional development, aiming to increase production, exports, and employment.
Amid these various development benefits, a knowledge industry center attracting attention as a beneficiary is planned in Sinpyeong-dong, Saha-gu, Busan: ‘Pentaflex Metro.’
‘Pentaflex Metro’ officially began its sales schedule after receiving approval for the tenant recruitment announcement on the 12th. It is the second phase project of ‘Pentaflex Busan,’ the largest knowledge industry center supplied in western Busan last year, which sold out within two weeks amid popularity. With various specialized designs tailored for manufacturing and an excellent location, it is expected to achieve another successful performance.
First, the outstanding specialized design unique to ‘Pentaflex’ is fully reflected, earning high marks in terms of product competitiveness. Two large-scale loading docks are constructed on the vehicle entry floor, and large freight elevators (3.5t / 2 units) operate up to the 15th floor, facilitating convenient logistics movement. A door-to-door drive-in system allowing vehicles to enter in front of each unit will also be applied up to the 8th floor. The 8.9-meter-wide straight ramp is spacious enough for two-way traffic of 2.5t trucks, and the 5.4-meter-high floor height enhances space utilization. From the 9th to the 15th floors, modular section offices of small sizes are planned, providing favorable conditions for startups and small businesses across various industries. This excellent design recently won the Best Design Award in the Knowledge Industry Center category at the 2023 Future Architecture Culture Awards.
Within the complex, various support facilities are planned to enhance the business convenience of tenant companies. A street-type commercial area near the station will host various commercial facilities, and large lobbies with reception areas, business centers, shared conference rooms, and multipurpose sports facilities will be established to improve work efficiency for tenant companies. Ample green and rest areas for employees and visitors will also be created. Rooftop gardens, sky gardens, cloud gardens, and entrance plazas totaling approximately 2,900 pyeong will be arranged within the complex.
In terms of location, ‘Pentaflex Metro’ is highly praised. It is planned right above Dongmae Station on Subway Line 1, providing ultra-close proximity to the station, allowing direct building access immediately upon exiting the subway. A bus stop is located right in front of the building, making commuting by public transportation very convenient. According to officials, the easier the public transportation access, the more convenient it is for workforce supply, tenants, and visitors, which increases the property's value.
Additionally, the Sasang-Hadan Line (scheduled to open in 2025) and Hadan-Noksan Line (planned) are set to open according to Busan City's urban rail network expansion plan, enabling rapid subway connections to Busan New Port, Eco Delta City, and Myeongji District in the future.
Excellent metropolitan transportation networks are also an advantage, with the complex planned in the area benefiting most from Busan's metropolitan transportation. It is possible to access the Busan Coastal Circular Road within about one minute by car. Using Sasang IC and Myeongji IC, access to expressways is also convenient. The opening of the Jangnim Underpass in February 2023 completed the Busan Coastal Circular Road network, enabling travel to major Busan areas such as Centum, Busan Station, Busan New Port, and the planned Gadeokdo New Airport within 30 minutes.
The financial burden on tenant companies is also alleviated through various benefits. Interim payment loans will be provided entirely interest-free, requiring only a 10% deposit until move-in. Long-term low-interest loans covering up to 70% to 80% of the sale price will also be offered, and tenants can enjoy tax reduction benefits such as a 35% reduction in acquisition tax and 35% reduction in property tax under current laws.
Meanwhile, the ‘Pentaflex Metro’ promotional center is located near Jangnim Station in Jangnim-dong, Saha-gu, Busan.
