299 Residential Units, Office Facilities, and Park to Be Developed Near Chungjeongno Station

A total of 299 residential units will be built in the Chungjeongno Station area of Jung-gu, Seoul, along with office facilities and a park.

On the 20th, Seoul City held the 14th Urban Planning Committee meeting and announced on the 21st that it had approved the amendment to the maintenance plan for Districts 10 and 11 of the Maporo5 Urban Maintenance-type Redevelopment Zone in 157-2 Jungnim-dong, Jung-gu.


The site is located near Chungjeongno Station with excellent location conditions, but it is densely packed with old and deteriorated buildings, requiring urban function restoration and urban environment improvement.


Accordingly, Districts 10 and 11 of Maporo5 proposed plans to construct office facilities, multi-family housing, retail facilities, and neighborhood living facilities. At this Urban Planning Committee meeting, the maintenance plan was finalized to include a floor area ratio of up to 650%, a height limit of 86 meters, and the creation of roads and parks to be donated to the city.


The facilities are planned to be constructed with a total floor area of approximately 99,000 square meters, ranging from 7 basement levels to 25 floors above ground, with one office building located at the intersection of Seosomun-ro and Jungnim-ro.


On the residential building, neighborhood living facilities will be installed on three floors in contact with the ground (2nd floor above ground to 1st basement floor) to activate the surrounding streets, and 299 residential units will be built from the 3rd floor above ground to the 25th floor above ground.


Through the donation of roads (825.3㎡), the pedestrian environment of the back roads will be improved, and the donated park (2,828㎡) will be used as a resting place for nearby residents and workers. Additionally, a public pedestrian passage connecting Seosomun-ro and the park will be installed to improve accessibility to the park to be created in the back area.


The newly added subway entrance is planned as an underground-connected complex building to provide subway users with a comfortable walking environment throughout all four seasons regardless of external weather. Elevators for the disabled and escalators will also be installed.


A Seoul City official said, “With this amendment to the maintenance plan, redevelopment of the long-neglected Maporo5 Districts 10 and 11 can proceed, which is expected to revitalize the Chungjeongno station area, improve urban landscape, and activate the local community.”
