Known as a "mini new town," Suwon I-Park City is a private urban development project spanning 300,000 pyeong, featuring a total of approximately 7,000 residential units including apartments, mixed-use residential-commercial buildings, and single-family homes, along with commercial facilities, public amenities, libraries, and ecological parks. The project was planned as a differentiated eco-friendly design city with the participation of world-renowned architect Ben van Berkel and leading Dutch landscape architect Roodebake Ballion.

In particular, Complexes 10 to 12 are arranged along Jangdari Stream, allowing residents to enjoy both an eco-friendly residential lifestyle and street shopping life simultaneously. Jangdari Stream, located in the middle of the two ecological streams running through Suwon I-Park City, is currently a healing spot where people can enjoy trekking or bicycle hiking along the walking paths together with Usijang Stream. Additionally, it is equipped with abundant neighborhood parks, including the children's park called Kkumirang Park. The commercial facilities added here are expected to transform the area into a landmark of Suwon, offering a new lifestyle full of culture and events on streets where residents and Suwon citizens want to walk.

Looking at each complex, Complex 10 consists of 3 apartment buildings with 14 floors above ground and 2 basement levels, totaling 128 units, all with an exclusive area of 84㎡. Complexes 11 and 12 are residential officetels composed of 8 buildings with 13 floors above ground and 4 basement levels, with 208 units and 221 units respectively, totaling 429 units. They are divided into types ranging from 55 to 84㎡. In addition, a large-scale commercial facility of approximately 11,000 pyeong from basement level 1 to the 2nd floor will be developed together. The sale prices of Suwon I-Park City Complexes 11 and 12 are competitively priced compared to nearby branded officetels, and thus are expected to attract strong interest from actual buyers.

Complexes 10 to 12 are located within a 500-meter radius of Namsuwon Elementary School, Gwonseon Middle School, and Gokjeong High School, making it a "school zone." The Hallim Library, built by HDC Hyundai Development Company and donated to Suwon City, is also nearby. Additionally, Seryu Station on Subway Line 1 is within walking distance on the west side of the complexes. It is just one station away from Suwon Station, which serves KTX, Suin-Bundang Line, and the planned GTX C Line (Metropolitan Express Railway). The Suwon Bus Terminal and Osan-Yongin Expressway Seryu IC are also planned near the complexes, providing convenient transportation.

Since the supply of Complexes 1 and 3 on the east side of the site in 2009, and with the completion of Complex 12 on the west side including street-type commercial facilities, Suwon I-Park City will grow into a vibrant new urban space in Suwon with a fully circulating site. An HDC Hyundai Development Company official stated, "We plan to sequentially supply shop-attached houses and single-family home sites to complete a city with diverse housing types and themes."
