A building up to 37 stories tall, featuring the Namsan Observatory and open green spaces, will be constructed in the Sewoon District of Jung-gu, Seoul. In Noryangjin 6 District, Dongjak-gu, an apartment complex with up to 28 floors and 1,500 units is planned to be supplied.
On the 6th, Seoul City announced that it held an Urban Redevelopment Committee meeting the previous day and approved a revised plan for the Sewoon 5-1 and 5-3 redevelopment promotion plans in the Sanlim-dong 190-3 area of Jung-gu.
The target site had already received project implementation approval within the Sewoon Redevelopment Promotion District, but Seoul City revised the plan this time to include open green spaces as part of its initiative to promote a green ecological urban center.
With this decision, the existing 5-1 and 5-3 districts will be developed as an integrated project, and the zoning will be upgraded to a central commercial area to strategically foster urban functions. The floor area ratio is set at 1519% or less, and the height is limited to 170 meters or less, allowing for a 37-story office facility above ground.
In particular, by reducing the building coverage ratio from 60% to below 50%, the plan maximizes the open space on the ground level. Through this, an open green space of 2,685㎡, which is 41.8% of the site area, will be created to provide citizens with ample green rest areas.
Additionally, a comfortable and open lobby with a height equivalent to four floors will be constructed on the first floor and opened to the public. As part of urban industry measures, public rental industrial facilities will also be built. Furthermore, leveraging the location’s characteristics that allow views of Seoul’s representative urban landscape resources such as Namsan, the top floor will be developed as an observatory.
A Seoul city official stated, "With this plan revision, the introduction of large-scale office facilities and venture company cluster facilities will expand the core business functions of Euljiro, and through the newly established public rental industrial facilities, various industries will converge and integrate, which is expected to revitalize the urban economy."
