Geumcheon-gu (Mayor Yu Seong-hoon) announced that it will promote the ‘Shin-Doksan Station Transit-Oriented Development (TOD) Project.’ A high-rise mixed-use residential and commercial building and a plaza will be constructed on the site where the Novotel Hotel in Doksan-dong used to be.


On August 22, the Seoul Metropolitan Government approved a revised version of the ‘Designation of the Shin-Doksan Station TOD Special Planning Zone and Detailed Development Plan,’ which is a modification of the Doksan District Unit Plan, at the 13th Urban and Architectural Joint Committee meeting.


The target site (Doksan-dong 1030-1 and one other parcel) is the location of the former Novotel Hotel in Doksan-dong, situated very close to Shin-Doksan Station on the Shinansan Line, scheduled to open in 2026. The area is centered around Siheung-daero, with low-rise residential neighborhoods on the east side.


The main points of this district unit plan revision are twofold. To strengthen the station area functions and promote high-density development, the land use zone was upgraded (from Neighborhood Commercial Area to General Commercial Area), allowing for a relaxed floor area ratio. Additionally, a ‘Youth Culture House’ to support youth leisure, hobbies, and autonomous activities was secured as a public contribution facility resulting from the development.


The detailed development plan will undergo architectural and traffic reviews and is expected to be officially announced by the end of this year.


Yu Seong-hoon, Mayor of Geumcheon-gu, stated, “Through this district unit plan revision decision, we expect to develop the Shin-Doksan Station transit-oriented core area and promote balanced development between the eastern and western parts of Geumcheon-gu.”
